Job Description
Position Title: Make Ready – Punch Maintenance Technician
Reports to: Senior Property Director
Supervises: N/A
FLSA: Non-Exempt, Hourly
Type of Position: Full Time
Experience:
A minimum 1 year of previous experience in community management maintenance, painting or other building maintenance or related trade. High school graduate or GED is required. Basic experience with computers, Internet and email is required. In addition, proven experience in the following is required:
1. Ability to interact well with co-workers, supervisors, guests, vendors, contractors, residents, and the public in a professional and pleasant manner.
2. Above average organizational and verbal skills.
3. Strong customer service skills.
Essential Job Functions:
· Adhere to FLF's Maintenance, Emergency Procedures, Operations manuals along with the Team Member Handbook.
· Assess vacant unit and make material list
· Complete and sign punch list on each unit completed
· Complete and make drywall repairs as needed
· Check all windows and blinds for proper operation, repair as needed
· Check all doors, hardware, make sure they close and lock
· Check all plumbing fixtures, repair leaks, replace as needed
· Check all outlet covers, replace as needed
· Check all power outlets for power
· Check all electrical fixtures, bulbs, replace as needed
· Remove all old caulking and apply fresh caulk around tubs, sinks, and counters
· Replace air filter, check evaporator coil, clear drain line, clean as needed
· Check all cabinets and vanities, hardware, operation, repair as needed
· Check the operation of all appliances, repair as needed & replace drip pans as needed
· Check all drains for leaks, fill up sinks, check shower and stopper
· Ensure patios and decks are clean
· Work with service team to always ensure excellent curb appeal
· Assist with preventative program that minimizes emergency repairs, service requests, and the utilization of outside contractors
· Follow all safety policy and procedures to ensure safe practices
· Maintain professional, polite customer service and coworker relationships
· Participate in company training classes and meetings as required
· Maintain excellent customer service relationship with residents
· This position also assists maintenance technicians to complete work orders
· Other duties assigned to you by your supervisor

Physical Requirements:
1. Will need to be on feet (66% to 100%).
2. Will need to perform the following physical activities (66% to 100%):

NOTE: Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons. Examples of heaviest items lifted include washers, dryers, air conditioning units, abandoned sofas, and refrigerators. Wear Personal Protective Gear such as provided back brace, when necessary.
Vision Requirements:
1. Must be able to complete forms, review reports and enter data on the computer.
2. Will need to observe areas needing attention/correction.
3. Read cautionary labels, respond to written instructions from staff.
4. There will be a frequent need to see things clearly beyond arm’s reach.
Hearing, Speaking and Written Requirements:
1. Constant requirement to give information and receive instructions from residential management (33% to 66%).
2. Ability to read, write and understand English.
Driving Requirements:
1. There may be an occasional need to utilize personal transportation to pick up replacement parts and supplies from vendors (1% to 33%).
2. Ability to be on-call and be on the property on short notice.
3. Must have a valid driver’s license, insurance and car registration if driving for business purposes.
Working Environment:
1. Constantly outdoors, in all weather conditions, often for extended periods of time (66%-100%).
2. Frequently indoors in all weather conditions that may make the environment uncomfortable (hot in summer, cold in winter). (33% to 100%)
3. Occasional exposure to paint fumes, solvents adhesives, etc. (33% -100%). Example – apartment during painting and/or immediately during or after turnover. Team Member must wear Personal Protective Equipment (N-95 Mask), rubber gloves and eye protection, when necessary.
4. Occasional need to work in awkward confining positions (1% to 33%).
