Modern Mechanical Services is expanding rapidly across Texas, and we're adding an Outside Sales Executive to our Austin territory. This role is the full picture — you'll hunt new business, close deals, and manage the relationships you build. As your portfolio grows, so does your earning potential. And with our plumbing division gaining traction in Austin, you'll have the opportunity to cross-sell across multiple service lines and become a true trusted advisor to your clients.

New Business Development You'll prospect and develop relationships with commercial property managers, building engineers, facility directors, and business owners across the Austin market. Your job is to get in the door, identify opportunities, and position Modern Mechanical as the go-to partner for:

• Commercial HVAC Preventive Maintenance Agreements
• Equipment replacements & retrofit projects
• On-demand repair service contracts
• Light commercial refrigeration service
• Commercial plumbing services

Account Management & Growth The relationships you close are yours to keep. You'll manage your customer portfolio, ensure satisfaction, and uncover expansion opportunities — whether that's adding plumbing services to an existing HVAC client or growing a single-building contract into a multi-property agreement. The better you take care of your accounts, the more they pay you back.

• You understand commercial HVAC systems — or you've sold successfully in building services, facility maintenance, or a related mechanical trade
• You can walk a rooftop, assess aging equipment, and have a credible conversation with the people who manage buildings
• You thrive on the hunt — prospecting energizes you, and you close with confidence
• You're just as strong at nurturing relationships as you are at opening them — you know that the best new deals often come from existing clients
• You see cross-sell opportunities where others see a completed transaction
• Prior experience in HVAC, refrigeration, plumbing, or commercial mechanical services is a strong plus

• Competitive base salary (commensurate with experience)
• Uncapped commission on new Preventive Maintenance Agreements, project sales, and cross-sold services
• Health, dental, and vision insurance
• 401(k)
• PTO and paid holidays
• Company laptop and phone

Most companies either stick you in pure hunting with no long-term upside, or bury you in account management with no room to sell. We give you both — a territory to build and a portfolio to own. Our backend team handles scheduling, service delivery, and invoicing so your customers are taken care of and you can spend your time where it counts: in front of clients.

We invest in technology that gives your clients real-time transparency from day one, which builds trust faster and makes every follow-up conversation easier. With HVAC/R and plumbing under one roof, you're not selling a single service — you're offering a full mechanical solution that competitors can't match.

We're a proven, growing operation that delivers on what it sells — and we want someone on the team who does the same.

Ready to build a book of business and grow with us? Let's talk.

• 2+ years of sales experience, preferably in HVAC, mechanical services, building services, or facility maintenance — but strong B2B sales backgrounds will be considered
• Working knowledge of commercial HVAC systems, service agreements, or capital equipment sales — you don't need to be a technician, but you need to speak the language
• Strong communicator and relationship builder — you earn trust quickly with property managers, facility directors, and business owners
• Self-motivated and organized — you manage your own pipeline, plan your week, and don't need someone looking over your shoulder
• Comfortable with the grind — prospecting, cold calling, walking properties, and presenting proposals face-to-face is how you win
• Tech-capable — basic computer skills with the ability to learn CRM and quoting tools (we use ServiceTrade and SalesManager)
• Valid driver's license and clean driving record — company vehicle or allowance provided
• Bachelor's degree in Business, Marketing, Sales, or a related field is a plus — not required
• Must be based in or near the Austin area and willing to travel within your assigned territory
