RESPONSIBILITIES:
- Maintain and report on forward-looking KPI’s and statistics for the company.
- Work closely with Director to track performance vs. plan on key metrics, such as expected internal rate of return and factors which drive ROI. Conduct enterprise productivity analysis and, where appropriate, project-specific analytics.
- Coordinate and lead cross-functional collaboration during annual property budgeting process.
- Understand and evaluate performance in context of strategic plan for all owned assets.
- Analyze the impact of potential strategic levers on portfolio financial performance.
- Prepare analysis and key materials for executive-level briefing materials for upcoming decisions.
- Ensure visibility and alignment on critical portfolio updates as they occur, identify material portfolio changes, and provide necessary updates (incl. implications).
- Perform sensitivity analysis to inform potential variability to plan.
- Perform regular variance analysis, profitability, and other ad hoc analyses as required.
- Perform timely forecasting and annual planning of all assets through to disposition.
- Analyze monthly financial statements, community performance, sales, production and costing metrics to conduct analysis of profitability and asset utilization.
- Provide to Director any process, policy, and procedural improvements across operational areas as a result of your analyses.
- Develop deep customer, industry, market and competitive insights.
- Contribute to the development/coordination of presentations, communications, planning materials and other strategy-related documents that are both internally and externally impacting.
- Provide support and analysis as requested for real estate taxes, financings and debt payments, lender reporting, replacement reserves, and required property repairs.
QUALIFICATIONS:
- Bachelor’s degree in Finance, Accounting, Economics, Business, or related field (new grads welcome).
- 1-2 years of financial experience in the multi-family industry preferred.
- High proficiency level with Excel including the building and maintaining of complex financial models.
- Demonstrate a proficient skill level with all MS Office products.
- Solid understanding of income statement, balance sheet and cash flow statement and the inter-relationships between the information reported on each.
- Strong analytical mindset with high attention to detail.
- Position requires acceptable motor vehicle driving history, valid and free from restrictions, and must and appropriate vehicle insurance coverage.
