The National Director of Maintenance will oversee maintenance operations, capital projects, compliance programs, and operational standards across a geographically distributed portfolio.

The National Director of Maintenance will provide strategic direction and operational oversight for maintenance programs, ensuring consistent standards, regulatory compliance, and efficient management of facilities across a nationwide portfolio.

• Develop and implement national maintenance strategies, policies, procedures, and quality standards across a large multi-property portfolio.
• Establish consistent maintenance practices, including preventive maintenance programs, unit turn standards, life safety protocols, and property appearance expectations.
• Oversee physical operations, safety programs, capital repair initiatives, and long-term maintenance planning.
• Create and monitor maintenance performance systems, dashboards, and KPIs including work order completion, preventive maintenance rates, emergency response times, deferred maintenance reduction, and inspection performance.
• Provide performance reporting and analysis to leadership teams to support strategic and data-driven decisions.
• Ensure compliance with federal, state, and local requirements, including housing program standards, building codes, and physical inspection requirements.
• Partner with asset management and development teams on capital planning, property improvements, acquisitions, dispositions, refinancings, and operational transitions.
• Manage maintenance budgets, capital expenses, forecasting, and financial reporting across the portfolio.
• Lead large-scale capital projects, including building system improvements, roof replacements, life safety upgrades, and emergency repairs.
• Develop vendor strategies, oversee procurement processes, manage contracts, and ensure vendor compliance with insurance and licensing requirements.
• Establish inventory control standards for maintenance supplies, equipment, and materials.
• Design and lead national maintenance training programs to support technical development and operational consistency.
• Build strong relationships with property leaders, operations teams, investors, lenders, and external partners.
• Prepare executive-level reports, project updates, benchmarks, and performance summaries for leadership and stakeholders.
• Drive continuous improvement initiatives and promote best practices across a decentralized organization.

The ideal candidate will have extensive experience leading maintenance, facilities, or capital operations within large-scale housing or property management environments, with strong leadership and strategic planning capabilities.

• 8-10 years of experience in property management, facilities operations, capital project administration, construction, budgeting, project management, or related operational functions within a multi-family affordable housing environment.
• Experience managing multi-state or national property portfolios strongly preferred.
• Minimum 5 years of supervisory and performance management experience, including coaching, mentoring, and developing geographically distributed teams.
• Demonstrated ability to create and implement standardized maintenance policies, procedures, and operational quality standards.
• Experience developing and managing maintenance KPIs and performance improvement initiatives.
• Knowledge of housing compliance requirements, including HUD multifamily programs, LIHTC physical compliance standards, and inspection protocols.
• Experience managing operating budgets, capital budgets, vendor relationships, contracts, and procurement processes.
• Strong financial analysis, negotiation, and project management skills.
• Experience leading competitive bidding processes and regional or national vendor selection.
• Proficiency with Microsoft Office Suite, collaboration platforms, and maintenance or housing management software such as RealPage, Yardi, or comparable systems.
• Ability to drive strategic change and improve operational performance across decentralized teams.
• Strong communication, relationship-building, and stakeholder management skills.
• Bachelor’s degree preferred, or equivalent professional experience with a minimum high school diploma/GED required.
• Maintenance-related certifications such as Certified Manager of Maintenance (CMM), HVAC, OSHA, EPA Section 608, or similar credentials are preferred.

• Competitive annual salary range of $134,000 - $172,000 USD based on experience.
