Maintenance Technician at Gardner Management LTD – Rancho Palos Verdes, California

Established Property Management Company with over 55 years in the industry, has an immediate opening for an experienced Maintenance Tech. This person must be able to perform simple property maintenance tasks and assist with unit turnovers.

Our company is in need of a Maintenance Technician to join our team and oversee ongoing repairs of company equipment and facilities. The right candidate should have a 2+ years background in property maintenance and would be responsible for preparing apartments for turnover which includes: painting, lock repair and replacement, window and screen repair, general repairs and cleaning. Experience in plumbing a must. Experience in or willing to learn basic electrical- installing switches, outlets, lighting and ceiling fans. Install garbage disposals, fixing minor leaks in plumbing fixtures, install new plumbing fixtures, and fix minor backups. Must be able to cooperate and work alongside Co. Vendors. Basic carpentry a plus..

• Perform general maintenance tasks such as plumbing, electrical, HVAC troubleshooting, painting, carpentry, and appliance repair.
• Respond to work orders in a timely and professional manner.
• Complete routine property inspections and preventative maintenance tasks.
• Assist in unit turns, common area upkeep, and emergency repairs.
• Coordinate with on-site staff and management to prioritize tasks at each location.
• Maintain accurate records of completed work and materials used.
• Ensure compliance with safety procedures, building codes, and company standards.

Skills and Requirements:

• 2+ years' experience in maintenance technician role
• Demonstrated knowledge of and broad experience in general maintenance techniques and repair work
• Ability to endure seasonal temperatures as working conditions require constant outdoor work
• Valid driver’s license
• Proficient skills in operating various hand tools, power equipment and commercial machinery
• Must be able to lift at least 50 pounds
• Ability to work well independently as well as on a team
• Basic computer proficiency, particularly with email and internet
• Availability to respond to community needs during non-business hours (may be required to be on-call)
