Job Description
We are a growing self-storage company seeking a reliable, self-directed independent contractor to assist with maintaining and caring for one of our storage facilities. This is a 1099 contractor engagement, not an employment position.
This opportunity is ideal for someone who takes pride in their work, works well independently, and is looking for flexible supplemental income with the ability to manage their own schedule while ensuring property needs are handled consistently and professionally.
Requirements:Maintenance & Repairs
- Perform light maintenance and minor repairs around the property
- Use tools such as drills or grinders to remove locks when necessary
- Assist with delinquency lock processes as needed
- Manage weed control and general property cleaning
- Help maintain overall curb appeal and property appearance
- Clean out abandoned or vacated units and transport debris/items for disposal when necessary
Property Oversight
- Conduct routine property evaluations to identify maintenance or operational concerns
- Coordinate with vendors to help ensure timely completion of property-related services
- Monitor the overall appearance and condition of the property
- Communicate property concerns, project updates, or operational issues in a timely manner
Auction & Administrative Support:
- Assist with auction preparation tasks when needed

Independent Work Expectations:
- Work independently and manage your own schedule while ensuring agreed-upon tasks are completed
- Maintain professional communication with company contacts, customers, and vendors as needed
- Provide your own tools, equipment, transportation, and work materials necessary to perform services
What You’ll Need (Requirements):
- Must own a truck capable of hauling equipment, supplies, and debris
- Must provide and safely operate personal hand tools and power tools
- Physically able to lift up to 50 lbs. and work outdoors in varying weather conditions
- Able to work independently and manage tasks efficiently without direct supervision
- Reliable, responsive, and professional in communication
- Must pass a background check prior to engagement
- Must be legally authorized to work in the United States
Important Classification Information: This is an independent contractor (1099) opportunity and not an employment position.
Contractors engaged in this role:
- Set and manage their own schedules based on property needs and agreed-upon expectations
- Are responsible for their own taxes, insurance, licensing, tools, transportation, and work-related expenses
- Are not eligible for company-sponsored employee benefits, including health insurance or paid time off
- Determine the manner and means by which services are performed, subject to project and service expectations

Physical Demands & Work Environment:
Contractors performing services in this role should be able to communicate effectively and safely operate tools and equipment as needed. Work may involve standing, walking, bending, reaching, lifting, outdoor exposure, and moderate noise levels depending on the worksite and operational needs.
