We are seeking an experienced, service-oriented Plant Operations Director to oversee all aspects of facilities management, environmental services, life safety, and preventive maintenance while creating an exceptional living environment for residents, families, and team members.
Position Summary
The Plant Operations Director is responsible for the overall management of the community's physical plant, including building systems, preventive maintenance, housekeeping, grounds, life safety, environmental compliance, and capital asset preservation. This leadership role oversees the Plant Operations and Housekeeping teams while ensuring the community is maintained to the highest standards of safety, cleanliness, appearance, and operational excellence.
Working collaboratively with all departments, the Plant Operations Director helps create an environment where residents feel comfortable, secure, and proud to call The Whitford home.
Essential Job Responsibilities:
Facilities & Preventive Maintenance
Develop, implement, and oversee a comprehensive preventive maintenance program for the community's building systems, equipment, utilities, and grounds.
Ensure all mechanical, electrical, plumbing, HVAC, lighting, security, and building systems operate safely and efficiently.
Inspect resident apartments and common areas to ensure they are well-maintained and move-in ready.
Coordinate maintenance contracts and oversee the performance of outside vendors and contractors.
Maintain community vehicles and ensure all transportation equipment remains in safe operating condition.
Life Safety & Regulatory Compliance
Oversee all fire and life safety systems, emergency generators, emergency preparedness programs, and safety inspections.
Ensure compliance with all federal, state, local, OSHA, RCFE, and company safety regulations.
Lead the community Safety Committee and coordinate emergency drills, life safety training, and disaster preparedness initiatives.
Maintain all required inspection reports, certifications, permits, and compliance documentation.
Leadership & Team Development
Recruit, hire, supervise, schedule, coach, and develop the Plant Operations and Housekeeping teams.
Foster a collaborative culture focused on safety, professionalism, accountability, and exceptional customer service.
Conduct performance evaluations, ongoing training, and employee development.
Ensure appropriate staffing levels to support daily operations, resident service requests, and emergency response.
Housekeeping & Community Appearance
Oversee housekeeping operations to ensure the community consistently reflects luxury hospitality standards.
Ensure resident apartments, common areas, public spaces, flooring, and grounds remain clean, attractive, and well-maintained.
Monitor environmental services to ensure cleanliness, sanitation, and infection prevention standards are consistently achieved.
Respond promptly to resident maintenance requests and service concerns.
Operations & Budget Management
Assist with developing and managing the departmental operating budget.
Monitor expenditures and maintain department performance within budget guidelines.
Oversee purchasing, inventory management, repair parts, equipment, tools, and maintenance supplies.
Review monthly operating reports and identify opportunities for operational improvements and cost efficiencies.
Maintain accurate vendor contracts, inspection records, and maintenance documentation.
Serve as Manager on Duty as scheduled.
Requirements:High school diploma required; Associate's degree or equivalent technical education in Facilities Management, Building Systems, Engineering, Construction Management, or a related field preferred.
Minimum of three years of supervisory experience in facilities management, plant operations, maintenance, or building engineering.
Previous experience in senior living, healthcare, hospitality, apartment communities, or commercial facilities preferred.
Thorough knowledge of HVAC, plumbing, electrical, mechanical, building automation, fire/life safety systems, and preventive maintenance programs.
Experience managing departmental budgets, vendor relationships, and maintenance contracts.
Current and valid California driver's license with an acceptable driving record.
Ability to respond to after-hours emergencies as needed.
Strong leadership, organizational, communication, and customer service skills.
Proficiency in Microsoft Office Suite and computerized maintenance management systems is preferred.
Physical Requirements
Ability to work both indoors and outdoors in varying environmental conditions.
Ability to stand, walk, climb ladders, bend, stoop, kneel, crouch, reach, and perform physical maintenance activities throughout the workday.
Ability to lift and carry up to 50 pounds independently; heavier items require appropriate lifting equipment or assistance.
Ability to safely operate hand tools, power tools, maintenance equipment, and testing devices.
Ability to wear required personal protective equipment and safely perform maintenance activities.
Ability to work occasional evenings, weekends, holidays, and respond to emergency maintenance situations.
