Summary: The Maintenance Technician is responsible for performing various maintenance functions that are necessary to maintain and enhance the value of the community. This position has significant interaction with residents, staff, contractors, and members of the Board of Directors, and its Committee members.

Requirements:

Essential Job Duties and Responsibilities:

  • Maintains the good condition and appearance of buildings including stucco, trim, mailboxes, fences and gates.
  • Generally performs repairs and maintenance and trouble-shoots maintenance and mechanical problems on the property.
  • Interprets, initiates and completes assigned work orders or reports problems with completion of assigned work order to Maintenance Supervisor.
  • Prioritizes work and carry out tasks in an efficient and organized manner.
  • Corrects or repairs maintenance needs and problems noted on the property or reports condition in need of correction to the Maintenance Supervisor.
  • Schedules homeowners and/or vendors to assure timely, efficient and appropriate completion of work orders as needed.
  • Reports to Maintenance Supervisor complaints and suggestions from homeowners.
  • Fill out completed work orders with length of job and materials used and return completed work orders daily to the Maintenance Supervisor.
  • Repairs and/or replaces woodwork including gate arms, counters, cabinets, fascia board, door jambs, window frames and trim on an as needed basis.
  • Duties include painting line-stripping, stucco and drywall repairs and/or replacements.
  • Replaces burnt out light bulbs daily and replaces timers, photocells, ballasts and light fixtures on an as needed basis.
  • Make minor electrical repairs including gate repairs and minor plumbing repairs.
  • Replace tiles including floor and ceiling tiles and make concrete repairs or replacements.
  • Immediately repairs water leaks or reports to Administrative Staff or Maintenance Supervisor for immediate response.
  • Assures governmental codes and requirements are adhered to while executing duties including adherence to contractor work hours.
  • Recommends measures to improve quality of property maintenance and appearance, reduce production costs and increase efficiency.
  • Arranges with Maintenance Supervisor purchase of tool, equipment and supplies.
  • Maintains own time and production recordation.
  • Ensure safety practices are used which comply with all company local city, state, and federal guidelines.
  • Any additional duties as required by the supervisor.

Qualification Requirements:

  • Basic knowledge of electrical, plumbing, painting, masonry, and carpentry.
  • Working knowledge of HVAC systems.
  • Excellent customer service skills.
  • Exceptional organizational skills.
  • Ability to communicate effectively and efficiently with residents, co-workers, and management.
  • Comfortable with working independently.
  • Knowledge of related safety practices
  • Ability to work a Flexible Schedule and may be required to work holidays.
  • Must possess a valid Driver’s License and maintain a clean MVR.
  • Must have reliable transportation and the ability to drive to and from communities.
  • Verifiable references.
  • Able to pass a background check.

Education and/or Experience:

  • 2 or more years of work experience in a facilities or maintenance related role.
  • High School Diploma or GED.

Dress Code:

  • Uniform shirt, appropriate work pants, close-toed shoes, or boots.
