Technical Maintenance Technician
Essential Duties and Responsibilities

Pay Rate: $19.00 per hour
Position SummaryWe are seeking a reliable and skilled Technical Maintenance Technician to support the daily operations and upkeep of our Homeowners Association (HOA) community. This position is responsible for maintaining common areas, community facilities, building systems, and grounds to ensure a safe, clean, and welcoming environment for residents and guests.
The ideal candidate is hands-on, mechanically inclined, customer-service oriented, and takes pride in maintaining a high-quality residential community. Strong interpersonal skills are essential, as this role regularly interacts with homeowners, residents, vendors, and community staff.
Essential Duties and Responsibilities
- Perform routine maintenance and repairs throughout the community, including common areas, clubhouses, recreational facilities, and other HOA-owned assets.
- Conduct preventative maintenance inspections and identify potential issues before they become costly repairs.
- Troubleshoot and repair minor electrical, plumbing, HVAC, lighting, irrigation, and mechanical issues.
- Maintain community amenities, including pools, fitness centers, parks, playgrounds, and gathering areas, as applicable.
- Respond promptly to maintenance requests from management and residents.
- Inspect community grounds and facilities to ensure cleanliness, safety, and compliance with HOA standards.
- Assist with setting up and breaking down community events and meetings as needed.
- Coordinate with outside contractors and vendors performing maintenance or repair services.
- Maintain maintenance logs, inspection reports, and inventory records.
- Ensure all work is performed in accordance with safety regulations and company policies.
- Participate in emergency response efforts related to weather events, utility outages, or other community emergencies.
Requirements: Qualifications
- Minimum of 2 years of maintenance, facilities, or technical repair experience.
- Working knowledge of mechanical, electrical, plumbing, and HVAC systems.
- Ability to read and interpret technical manuals, blueprints, and schematics.
- Proficiency in the use of hand tools, power tools, and diagnostic equipment.
- Strong troubleshooting and problem-solving skills.
- Excellent interpersonal, communication, and customer service skills.
- Ability to prioritize tasks and work independently with minimal supervision.
- Valid driver's license and reliable transportation preferred.
- Ability to lift and carry up to 50 pounds.
- Ability to stand, walk, bend, kneel, climb ladders, and work in confined spaces as needed.
- Ability to work indoors and outdoors in varying environmental conditions.
- Starting pay of $19.00 per hour
