SUMMARY DESCRIPTION
The Porter/Groundskeeper is responsible for the care and upkeep of grounds, amenities, building exteriors, and all common spaces of the community by removing trash and other debris to keep the curb appeal of the community. In addition to maintaining the curb appeal, the Porter/Groundskeeper assists in preparation of makeready units, cleaning available and model apartments, and reports any maintenance concerns to the Maintenance Supervisor.
Essential Responsibilities
- Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings
- Remove trash from office areas and apartment community perimeter daily
- Assist in the preparation of market-ready units, including removing trash from vacant apartments (trash outs) prior to make-ready
- Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor as they are noticed
- Assist Maintenance Supervisor/Property Manager to perform assigned maintenance tasks in a timely manner as needed
- Assist in the cleaning of available apartments and or models
- Assist in the troubleshoot/repair of mechanical, carpentry and electrical problems as needed
Qualifications
- Thorough knowledge of pertinent laws including EPA and OSHA regulations that govern proper use, storage, and management of hazardous materials
Normal Working Conditions
- 35-40 hours per week (Monday- Friday)
- 30 minute lunch break
- Must be available and willing to answer 24 hour maintenance emergency calls when on call
- May be assigned to other communities in the portfolio as needed
- Constant need to be on feet and perform various physical activities
- Must be able to lift and carry supplies, replacement parts, tools, etc.
