Position Description: The Building Engineer Manager oversees all maintenance operations at The Harland West Hollywood, including common areas such as fitness centers, pools, community centers, and landscaping. This leadership role involves directing a team of technicians, developing maintenance strategies, ensuring regulatory compliance, and maintaining the property's high standards of safety, functionality, and aesthetic appeal in a contemporary urban environment.

The Building Engineer Manager will report directly to the On-Site General Manager and collaborate with property management, vendors, and the Association Board of Directors to align maintenance efforts with overall community goals, minimizing costs for repairs and replacements while addressing routine and emergency needs.

Duties & Responsibilities:

  • Lead and supervise a team of maintenance technicians, including scheduling, performance evaluations, training, and fostering a collaborative work environment to ensure efficient operations and minimize larger maintenance needs.
  • Develop and implement comprehensive preventative, routine, and corrective maintenance programs for building systems, including mechanical, electrical, plumbing, HVAC, structural components, sustainable features, IT systems, and access control to multiple buildings.
  • Oversee daily inspections and proactive issue resolution, prioritizing tasks to minimize disruptions and uphold luxury standards for residents.
  • Manage vendor and contractor relationships, including gathering proposals, presenting plans, bidding processes, contract negotiations, and quality assurance for specialized repairs or large-scale capital projects.
  • Prepare and monitor maintenance budgets, track expenses, inventory supplies, and optimize resource allocation to support cost-effective operations and minimize repair/replacement costs.
  • Maintain detailed records using digital systems for work orders, compliance documentation (including permits and records), incident reports, and performance metrics.
  • Coordinate emergency response protocols, including on-call rotations and after-hours support for critical issues such as leaks, outages, or security concerns.
  • Ensure full compliance with local building codes, California-specific regulations (e.g., fire safety, environmental standards, and homeowner association guidelines), and industry best practices.
  • Collaborate on property-wide initiatives, such as sustainability enhancements, energy efficiency audits, technology integrations (e.g., smart building systems), seasonal preparations, and community asset maintenance (e.g., pools, fitness centers, landscaping).
  • Analyze maintenance data to identify trends, recommend improvements, and contribute to long-term asset management strategies.
  • Facilitate unit turnovers and move-ins by overseeing inspections, repairs, and enhancements to meet high-end expectations.
  • Promote a culture of safety through regular training, risk assessments, and adherence to OSHA and EPA guidelines.
  • Regularly prepare and present formal updates with detailed information to the Association Board of Directors and residents in meetings.
  • Perform or oversee minor electrical, plumbing, painting, carpentry, and masonry work as needed, using appropriate tools and ensuring tasks align with cost-minimization goals.
  • Work directly with the management company, on-site staff, vendors, and the Association Board of Directors to provide support and guidance for operational obligations and fiduciary duties.
  • Provide extraordinary service to all residents, addressing matters in a timely and professional manner.

Required Qualifications:

  • Associate's degree or higher in facilities management, engineering, or a related field; technical or vocational training in building systems preferred.
  • 5+ years of experience in building maintenance, with at least 3 years in a supervisory or managerial role within luxury residential properties, condominiums, or homeowner associations.
  • Advanced certifications, such as Certified Facility Manager (CFM), EPA Universal Certification for HVAC, OSHA 30-hour safety training, or relevant trade licenses (e.g., electrical or plumbing); a certificate in building maintenance or a relevant field is a plus.
  • Demonstrated expertise in mechanical, electrical, plumbing, HVAC, hydraulic, and other systems, with a track record of managing complex repairs and installations.
  • Information Technology knowledge, including computer systems and access control systems.
  • Ability to lift and carry items up to 50 lbs., climb ladders, and work in various physical conditions, including confined spaces, while delegating hands-on tasks as appropriate; good physical condition and strength with willingness to work overtime if needed.
  • Valid driver's license and reliable transportation for on-site oversight and occasional off-site coordination.
  • Proven leadership in customer service, with discretion and professionalism in high-end resident interactions.
  • Proficiency in maintenance management software (e.g., Yardi, AppFolio), budgeting tools, and diagnostic equipment.
  • Flexibility to work occasional evenings, weekends, or on-call shifts for emergencies and team support.
  • Commitment to ethical practices, safety, and fostering an inclusive team environment.

Requirements and Demands – Common Physical / Mental Activities

  • Advanced problem-solving and analytical skills to diagnose issues, forecast needs, and implement strategic solutions independently or with the team.
  • Strong leadership and interpersonal abilities to motivate staff, communicate effectively with residents, executives, and vendors in a luxury context, and resolve conflicts diplomatically.
  • Expertise in time management and prioritization to handle multiple projects in a dynamic environment while maintaining precision and quality.
  • In-depth knowledge of building maintenance best practices, including emerging technologies like IoT-enabled systems, energy management software, and sustainable practices aligned with California's green building standards (e.g., Title 24 energy codes).
  • Proficiency with advanced tools, equipment, and software for maintenance planning, such as CMMS (Computerized Maintenance Management Systems), BIM (Building Information Modeling), and data analytics platforms.
  • Ability to interpret complex blueprints, schematics, technical manuals, and regulatory documents for accurate oversight of repairs, upgrades, and compliance.
  • Robust physical stamina and manual dexterity for occasional hands-on involvement, combined with strategic oversight to ensure team efficiency; includes standing, walking, sitting, reading, stooping, climbing ladders, crawling in low spaces, heavy lifting/moving, and operating computers/heavy equipment.
  • Exceptional reliability and attendance to maintain seamless operations and respond to urgent needs.
  • Financial acumen for budget development, cost control, and ROI analysis on maintenance investments.
  • Conflict resolution and negotiation skills to manage resident expectations, vendor disputes, and team dynamics effectively.
  • Comprehensive familiarity with California-specific regulations, including property maintenance codes, seismic safety requirements, ADA compliance, and environmental sustainability mandates.
  • Strong management skills to effectively lead a team, along with clerical, basic math, analytical, judgment, problem-solving, and decision-making abilities.
  • Ability to present detailed information to large groups in formal Board meeting settings.
  • Working knowledge of tools, common appliances, devices, maintenance processes, schedules, and methods.
  • Clear speech, hearing/listening, reading, and writing skills for effective communication.

Prior experience in Engineering Management and oversight experience HOA or Luxury high-rise
