Job Overview
Hudson Residential is seeking a dynamic, highly skilled Project Manager to oversee Capital and Renovation Projects across the portfollio. In addition, this pivotal role will oversee all aspects of property maintenance processes and strive to drive efficiency, safety, and reliability across our operations. This is an exciting opportunity for a proactive leader passionate about training, improving efficiency, and ensuring safety compliance across our portfolio. This position will work collaboratively with the President of Property Management and the Director of Property Operations to develop the roadmap for Hudson Residential's continued growth. We currently have apartment communities in Indiana, Ohio, and South Carolina. This position is hybrid as the selected candidate will office from their home as well as conduct property site visits.
Duties
· Oversees value add projects at communities where interior renovations are being completed.
· Oversees large Cap Ex projects at the communities, including creating the work scope and specifications for vendor bids.
· Set up maintenance accounts for new acquisitions and close accounts if properties are sold.
· Monitors maintenance supply accounts and looks for efficiency in purchasing supplies and equipment.
· Attending due diligence inspections and providing a written summary to executive leadership.
· Oversees Preventative Maintenance Program.
· Completes physical structure inspection of each property annually and provides a written summary to executive leadership.
· Responds to structural emergencies at the sites and oversees all necessary restoration efforts.
· Provides exemplary customer service to residents, vendors, and other team members.
Requirements
· Well-rounded knowledge of troubleshooting and repairs regarding all aspects of multi-family maintenance.
· Proven experience overseeing large capital improvement projects.
· Ability to prioritize workload based on the needs of the business.
· Ability to communicate directives clearly to vendors/contractors.
· Ability to communicate effectively with all levels of the property management and investment team.
· Possesses a high degree of accountability and takes ownership of work completed.
Qualifications
· Must have and maintain a valid driver’s license in the state of residence.
· Must be able to communicate effectively verbally and in writing.
· Must be able to read and comprehend the English language.
· Must maintain insurance on personal vehicles.
· Moderate computer skills, including the ability to create documents in Word and Excel.
· Previous regional supervisory or director’s experience is required.
