Experienced Property Manager – (Katy, TX)Location: Katy, TexasPosition: Full-Time | On-SiteResidency Requirement: Must live in Katy, TXWe are seeking a highly experienced, performance-driven Property Manager to take full operational ownership of a multifamily community in Katy, TX that is currently experiencing high vacancy. This role is ideal for a proven leader who thrives in lease-up environments, understands luxury resident expectations, and knows how to drive occupancy while maintaining operational excellence.This is not an entry-level role. We are looking for someone who has successfully managed communities end-to-end, led teams, and executed aggressive leasing strategies with measurable results.What Success Looks Like in This RoleRapid and sustainable occupancy growthStrong leasing performance and traffic conversionA well-run, compliant, and financially sound propertyHigh resident satisfaction and retentionA motivated, accountable on-site teamCore ResponsibilitiesOperational LeadershipOversee daily operations of the community, ensuring excellence in service, appearance, and performanceEnsure compliance with Fair Housing laws, company policies, and local/state regulationsMaintain accurate records, reports, and documentationEnforce lease terms, community rules, and company standards professionallyLeasing & Lease-Up StrategyLead and execute aggressive lease-up strategies for a Class A community with high vacancyActively lease units and coach leasing staff on closing techniquesAnalyze traffic, conversion ratios, pricing, and market trendsImplement creative marketing and outreach strategies to increase exposure and demandEnsure online listings (Apartments.com, Google, ILS platforms) are accurate, updated, and competitiveFinancial ManagementPrepare and manage property budgetsMonitor income, expenses, and delinquencyApprove invoices, manage vendors, and control operating costsEnsure rent collections, late notices, and delinquency follow-up are handled timely and professionallyTeam Leadership & DevelopmentRecruit, train, and supervise on-site staff (leasing and maintenance)Lead by example with clear expectations and accountabilityConduct performance evaluations and daily coachingBuild a culture of urgency, professionalism, and ownershipMaintenance & Asset CarePartner closely with maintenance to ensure:Timely make-readiesPreventive maintenance executionStrong curb appeal and Class A standardsWalk units and grounds regularly to ensure quality controlCoordinate capital projects and vendor work as neededResident RelationsDeliver a luxury resident experienceHandle escalated concerns with professionalism and resolution-focused communicationFoster a positive, community-driven environmentMaintain high retention through proactive engagementRequired QualificationsMust live in Conroe, TX (no exceptions)Minimum 3–5 years of experience as a Property Manager (Class A preferred)Proven success leasing up a property with high vacancyStrong understanding of property financials, budgets, and KPIsHands-on leasing experience with demonstrated closing abilityStrong leadership, communication, and organizational skillsExperience with property management software (Yardi, AppFolio, RealPage, etc.)Ability to work weekends and adjust schedule based on leasing demandsPreferred ExperienceClass A or luxury multifamily experienceLease-up or repositioning backgroundStrong local market knowledge of Conroe & surrounding areasBilingual (English/Spanish) a plusWhat We OfferCompetitive salary (based on experience)Performance-based bonuses tied to occupancy and NOIGrowth opportunities within a dynamic and expanding companySupportive leadership with high standards and clear expectationsThe opportunity to make a visible impact on a high-profile assetWho Should ApplyIf you are:
