Position Summary
The Leasing Agent is responsible for delivering exceptional customer service, leasing apartments, and supporting the overall success of the community. This role ensures that vacant apartments are ready to show and move-in ready, that tour paths are clean and welcoming, and that applications are processed promptly within 72 hours. The Leasing Agent is often the first point of contact for prospects and plays a critical role in maximizing occupancy and resident satisfaction.

Key Responsibilities
Leasing & Sales
• Greet and engage prospective residents in a professional, friendly, and welcoming manner.
• Conduct property tours, ensuring that all tour paths are free of debris, trash, and hazards.
• Showcase available units, amenities, and community features to highlight value and lifestyle.
• Follow up consistently with prospects via phone, email, and text to secure leases per policy.
• Meet or exceed leasing goals, occupancy targets, and closing ratios.
Vacant Unit & Move-In Readiness
• Ensure all vacant apartments are ready to show — clean, staged, and in market-ready condition.
• Conduct walk-through inspections of ready-to-move-in units prior to scheduled move-in dates.
• Coordinate with the maintenance team to ensure timely completion of make-ready work orders.
• Assist in scheduling and confirming move-ins, move-outs, and lease signings.
Application & Compliance
• Accurately process rental applications within 72 hours of receipt, including credit, criminal, rental history, and income verification.
• Follow Fair Housing, ADA, and local/state regulations in all leasing activities.
• Notify applicants promptly of approval, denial, or additional requirements.
• Prepare and execute lease documents and addendums accurately.
Resident Relations
• Assist new residents through the move-in process, ensuring a smooth transition.
• Respond promptly and professionally to resident inquiries, concerns, and service requests.
• Support retention efforts by engaging residents and promoting renewal opportunities.
• Participate in resident events and community activities as requested.
Marketing & Outreach
• Assist in implementing marketing campaigns, promotions, and online advertising.
• Maintain up-to-date online listings and social media postings for available apartments.
• Track and report traffic sources, guest cards, and conversion ratios.
• Build relationships with local businesses and community organizations to generate leads.
Administrative & Operational Support
• Maintain accurate and organized leasing files and records in property management software.
• Prepare daily, weekly, and monthly leasing and occupancy reports as directed.
• Collect deposits, fees, and rent payments as required.
• Support office operations by answering phones, handling emails, and assisting walk-ins.
• Collaborate with the Property Manager and team to meet financial and occupancy objectives.

Qualifications
• Valid driver’s license.
• High school diploma or equivalent required; college coursework preferred.
• Prior leasing, sales, or customer service experience (multifamily preferred).
• Strong communication, sales, and negotiation skills.
• Ability to handle multiple priorities in a fast-paced environment.
• Professional appearance and demeanor.
• Team player with a positive, professional attitude.
• Reliable Transportation and ability to work a flexible schedule as needed.
• Proficiency with property management software (Resman) preferred.
• Flexible schedule, including weekends, evenings, and holidays as required.
