By ensuring every property operates in full accordance with federal, state, and local regulations, this role helps safeguard funding, reduce risk, support accurate certifications, and maintain clean audit results. Through training, guidance, and consistent quality control, the Compliance Specialist directly supports onsite teams and enhances the accuracy and integrity of MMG’s compliance operations.
Job Summary
The Compliance Specialist is responsible for ensuring accurate and timely compliance practices across all affordable housing programs under MMG, including LIHTC, DCA, Section 42, and HUD Project-Based programs. This role reviews files, monitors regulatory updates, manages income and rent limit changes, supports onsite teams through training, and contributes to MMG’s vendor rebate initiatives by tracking eligible purchases and maintaining accurate reporting.

Key Responsibilities
Regulatory Compliance & File Management
- Ensure compliance with LIHTC, DCA, Section 42, HUD Project-Based, and other program requirements.
- Review initial move-in files, annual recertifications, and interim recertifications for accuracy and completeness.
- Partner with property teams to correct file deficiencies and meet required deadlines.
- Maintain compliance tracking tools to support clean audits and monitoring visits.
- Identify patterns or recurring issues and coach teams through corrections.
Training & Team Support
- Provide ongoing training to property managers and staff regarding program rules, required documentation, and deadlines.
- Host one-on-one or group training sessions as needed.
- Develop simple reference materials, checklists, and SOPs for field teams.
- Serve as a resource for compliance questions and escalate issues appropriately.
Program Updates & Rent Limit Management
- Monitor federal and state regulatory updates including income limits, rent limits, utility allowances, and policy changes.
- Update rent limits in all applicable systems and ensure property teams implement updates correctly.
- Communicate changes to regional managers and onsite teams and provide guidance on how to apply new limits.
Rebate Program Support
- Support MMG’s preferred vendor rebate initiatives by ensuring property participation and accurate data submission.
- Track eligible purchases and coordinate with vendors to capture all available rebates.
- Identify opportunities to increase rebate earnings across the portfolio.
- Maintain organized reporting for accounting and ownership groups.

Requirements:Qualifications:
Required
- Knowledge of LIHTC, Section 42, HUD, or other affordable housing compliance programs.
- Strong attention to detail and organizational accuracy.
- Ability to interpret complex regulatory requirements.
- Excellent communication and customer service skills.
- Ability to coach and support property teams effectively.
Preferred
- Experience in multifamily property management or compliance.
- Familiarity with compliance software, tracking tools, or audit systems.
- Experience calculating income limits, rent limits, or utility allowances.

Working Conditions & Schedule
- Standard schedule Monday–Friday, 8:30 AM–5:00 PM, with flexibility based on operational needs.
- Occasional after-hours or weekend work depending on project deadlines or organizational events.
