JOB DESCRIPTION
The Commercial HVAC Maintenance Technician is responsible for maintaining, troubleshooting, diagnosing, and repairing commercial HVAC and refrigeration systems throughout the facility. This position requires strong hands-on experience with commercial HVAC equipment, electrical troubleshooting, mechanical systems, HVAC controls, and refrigeration-related components.
The ideal candidate can independently diagnose equipment issues, identify root causes, complete appropriate repairs, and follow maintenance assignments through to completion. This role also supports general facility maintenance and operational needs as required.
Key Responsibilities
• Inspect, troubleshoot, maintain, and repair commercial HVAC and refrigeration systems, including rooftop units, split systems, air handlers, packaged units, exhaust and supply fans, condensers, evaporators, pumps, and related components.
• Diagnose system issues involving airflow, temperature control, refrigerant pressures, electrical faults, condensate systems, motors, belts, bearings, coils, dampers, and fans, and identify the underlying cause before completing corrective work.
• Troubleshoot HVAC controls and thermostats, including sensors, relays, contactors, control boards, low-voltage controls, and basic building automation or control systems.
• Safely troubleshoot single-phase and three-phase electrical systems, motors, motor starters, contactors, relays, capacitors, transformers, disconnects, and control circuits.
• Read and interpret electrical schematics, wiring diagrams, HVAC control diagrams, equipment manuals, and other technical documentation.
• Troubleshoot refrigeration and refrigerant systems by evaluating operating pressures and temperatures, identifying restrictions or leaks, and completing repairs within the technician's qualifications and certifications.
• Perform refrigerant recovery, evacuation, charging, leak detection, and other refrigerant-handling procedures in accordance with applicable requirements.
• Complete preventive maintenance on commercial HVAC and refrigeration equipment and identify developing issues before they cause equipment failure or operational disruption.
• Troubleshoot and repair pumps, valves, piping, plumbing systems, belts, bearings, motors, and other mechanical components.
• Use HVAC diagnostic and measurement equipment, including digital multimeters, clamp meters, refrigerant pressure gauges, temperature probes, electrical testers, manometers, and other service instruments.
• Document service work, repairs, preventive maintenance, equipment conditions, parts used, and follow-up requirements accurately and promptly in the Company's maintenance system.
• Communicate equipment problems, repair recommendations, operational impacts, and maintenance needs clearly to management and other team members.
• Maintain tools, work areas, parts, and equipment in a clean, organized, and serviceable condition.
• Assist with other facility maintenance and operational needs as assigned.
Minimum Qualifications
• At least three years of relevant commercial HVAC maintenance, service, or repair experience, including substantial commercial HVAC troubleshooting and electrical work.
• Demonstrated ability to independently and systematically diagnose equipment problems, identify root causes, and determine appropriate corrective action.
• Hands-on experience maintaining and repairing commercial HVAC equipment and associated electrical, controls, mechanical, and refrigeration components.
• Strong mechanical aptitude and proficiency using basic hand tools, power tools, and HVAC diagnostic equipment safely and correctly.
• Ability to read and apply electrical schematics, wiring diagrams, control diagrams, equipment manuals, and technical documentation.
• EPA Section 608 certification appropriate to the equipment and refrigerant work performed is required for any duties involving maintenance, service, repair, or disposal activities that could release regulated refrigerants. Universal certification is strongly preferred.
• Strong organization, documentation, communication, and follow-through skills.
• Dependable, self-motivated, and able to work effectively with minimal supervision while coordinating appropriately with other departments.
• Residence in South Florida or willingness to relocate to South Florida.
Preferred Qualifications
• Experience with commercial rooftop units, packaged HVAC systems, split systems, air handlers, ventilation systems, Variable Air Volume systems, and Variable Frequency Drives.
• Experience with building automation systems, HVAC controls, PLC-controlled HVAC or refrigeration equipment, and pneumatic controls.
• Experience with glycol chillers, chilled-water systems, commercial refrigeration systems, walk-in coolers and freezers, condensing units, and evaporator systems.
• Advanced refrigerant leak detection, system diagnostics, recovery, evacuation, charging, brazing, and repair experience.
• Experience with pumps, motors, plumbing, condensate systems, welding, brazing, or fabrication.
• Experience in a brewery, food and beverage manufacturing or packaging facility, restaurant, hospitality operation, commercial property, industrial facility, or similar environment.
• Relevant HVAC trade education, licenses, or additional professional certifications applicable to the work performed.
• Experience using a computerized maintenance management system to complete work orders and preventive maintenance records.
Schedule and Availability
• Regular schedule is Monday through Friday.
• Occasional weekend work is required only when emergency HVAC or facility needs arise.
• Must be available for occasional overtime, after-hours emergency calls, weekends, or holidays when operational needs require.
Physical Requirements
• Frequently stand, walk, bend, stoop, kneel, crouch, crawl, and use hands and arms to perform HVAC, electrical, mechanical, and refrigeration work for extended periods.
• Climb stairs and ladders and safely access rooftop, elevated, confined, or restricted-access areas containing HVAC equipment, ductwork, mechanical systems, or facility infrastructure.
• Frequently lift, carry, push, pull, and/or move up to 50 pounds and occasionally up to 75 pounds, including tools, diagnostic equipment, filters, parts, motors, and other HVAC components.
• Maintain the mobility, balance, strength, manual dexterity, visual acuity, and hearing needed to inspect, diagnose, maintain, and repair commercial HVAC and refrigeration equipment safely.
• Work indoors and outdoors in wet, hot, cold, humid, rooftop, mechanical-room, production, and consistently loud environments.
• Work safely around electrical equipment, rotating machinery, refrigerants, chemicals, pressurized systems, hot surfaces, and other potential workplace hazards.

Safety Requirements
• Follow all Company safety procedures and applicable electrical, refrigerant-handling, environmental, and equipment-safety requirements.
• Follow lockout/tagout procedures and use required personal protective equipment before servicing energized, pressurized, rotating, elevated, or otherwise hazardous equipment.
• Use ladders, fall-protection equipment, tools, meters, gauges, recovery equipment, and other service instruments in accordance with training and manufacturer instructions.
• Promptly report unsafe conditions, equipment hazards, refrigerant leaks, incidents, and injuries.
