Apartment Maintenance Technician 1
Location: Woodburn Place Apartment Homes & Woodburn West Apartments - Woodburn, Oregon
Schedule: Full-Time | Sunday - Thursday | 8:00 AM - 5:00 PM, with 60-minute unpaid lunch
Pay: $20 - $27 per hour, depending on experience

About the Role
As a Maintenance Technician I, you'll help maintain a clean, safe, and welcoming community for our residents. Working alongside experienced maintenance professionals, you'll perform general repairs, complete apartment turns, maintain the property's appearance, and build valuable skills in apartment maintenance. Every day brings something different, making this an excellent opportunity for someone who enjoys hands-on work and takes pride in a job well done.
What You'll Do- Perform apartment turns and prepare homes for new residents.
- Complete basic plumbing, electrical, carpentry, drywall, painting, and appliance repairs under the guidance of experienced maintenance team members.
- Keep the community clean, safe, and well maintained, including common areas, amenities, parking lots, and grounds.
- Perform basic landscaping duties such as mowing, trimming, edging, pruning, and seasonal property maintenance.
- Respond to maintenance requests promptly while providing exceptional customer service to residents.
- Assist with preventive maintenance, property inspections, and community improvement projects.
- Support pool maintenance, including routine cleaning, equipment monitoring, and water testing.
- Perform seasonal maintenance including snow and ice removal, pressure washing, curb painting, and exterior property upkeep.
- Accurately complete work orders and follow all company safety procedures.
- Participate in the on-call rotation and respond to emergency maintenance requests as scheduled.
What You'll Bring
- One (1) year as a Porter or one (1) year of maintenance experience in apartment, commercial, or related maintenance preferred.
- Basic knowledge of plumbing, electrical, carpentry, drywall, painting, appliance repair, and general maintenance.
- Experience safely operating common hand tools and power equipment.
- Strong work ethic with a willingness to learn and grow.
- Excellent customer service and communication skills.
- Ability to work independently while contributing to a collaborative team.
- Valid driver's license, reliable transportation, and proof of insurance.
- Ability to lift up to 50 pounds and work indoors and outdoors in varying weather conditions.
Work Environment
This is an active, hands-on position requiring work indoors and outdoors in a variety of weather conditions. Responsibilities include climbing ladders, working in confined spaces, lifting up to 50 pounds, and safely operating maintenance equipment, tools, chemicals, and machinery.
Employees are expected to provide their own inclement weather gear, including waterproof boots or shoes, a waterproof jacket, and rain pants. During winter weather, reliable transportation equipped with snow chains and/or studded snow tires is required when conditions warrant.
Participation in an on-call rotation is required and may include evenings, weekends, and holidays.
