About the role
The Property Manager is responsible for the day-to-day management, physical operation, financial performance, tenant experience, and regulatory compliance of Regency Court at Woodfield. The position serves as ownership's on-site representative and coordinates with Asset Management, Leasing, Accounting, Construction, Legal, Risk Management, and service providers to protect the asset, control expenses, support leasing objectives, and maintain a safe, attractive, and well-operated property.
This role is well suited for a hands-on commercial property professional with strong building systems knowledge who can combine field execution with disciplined budgeting, vendor management, lease administration, tenant relations, and clear reporting.
Responsibilities
Property Operations and Asset Protection
- Conduct routine property inspections; document conditions, establish priorities, and drive corrective action to completion.
- Direct daily operations including landscaping, porter and janitorial services, parking areas, lighting, signage, waste, pest control, security, utilities, roofs, drainage, irrigation, and common-area repairs.
- Coordinate preventive maintenance, repairs, inspections, testing, and recordkeeping for HVAC, electrical, plumbing, fire alarm, sprinkler, backflow, life-safety, roof, and related systems.
- Maintain hurricane and emergency response plans, vendor call lists, access protocols, and incident reporting procedures.
- Protect roof warranties and building systems by controlling access and coordinating tenant and contractor work.
Tenant Relations and Lease Administration
- Serve as the primary day-to-day tenant contact and respond promptly and professionally to service requests and operational concerns for internal an external stakeholders
- Read and understand leases, amendments, reciprocal easement agreements, service agreements, construction contracts, purchase orders, and rules and regulations.
- Monitor and enforce operational lease requirements, including maintenance, insurance, signage, permitted use, access, life-safety, housekeeping, and tenant repair obligations.
- Partner with Leasing and Asset Management on renewals, relocations, expansions, vacancies, retention, merchandising, and property tours.
- Coordinate tenant communications for construction, interruptions, emergency events, inspections, and major work.
Financial Management & Reporting
- Prepare and administer operating budgets, capital plans, and forecasts with Asset Management and Accounting.
- Monthly review of financial statements, explain variances, identify cost-control opportunities, and recommend corrective actions.
- Review invoices, purchase orders, accruals, service contracts, utility expenses, and recoverable property costs for accuracy and coding.
- Support CAM and operating expense reconciliations through complete records and validation of property-level expenses.
- Track commitments, project status, and forecast-to-complete amounts for operating and capital work.
Vendor, Contract, and Project Management
- Prepare clear scopes of work and detailed requests for proposals for projects and service agreements.
- Obtain competitive proposals, evaluate scope and pricing, make award recommendations, process purchase orders, and manage work within approved budget and schedule.
- Verify vendor qualifications, licensing, insurance, safety compliance, performance, invoicing, warranties, and closeout documentation.
- Monitor tenant and landlord construction, capital improvements, and corrective maintenance while minimizing disruption.
- Hold vendors accountable for quality, response time, staffing, safety, documentation, and correction of deficiencies.
Compliance, Safety, and Risk Management
- Monitor compliance with leases, easements, company policies, municipal codes, environmental requirements, accessibility obligations, and life-safety standards.
- Promptly address unsafe conditions, blocked electrical equipment or exits, trip hazards, fire and life-safety deficiencies, and operational risks.
- Coordinate required inspections and testing, track deficiencies through closure, and maintain organized compliance records.
- Document accidents, damage, incidents, claims, and emergencies and provide prompt internal notice.
- Follow Urban Edge procurement controls, delegated authority limits, and the Code of Conduct, Ethics and Standards.
Property-Specific Priorities
- Manage a grocery-anchored retail environment with Publix and Walgreens and a diverse mix of restaurant, medical, service, boutique, and fitness tenants.
- Oversee property maintenance work involving paving and curbs, roofing, HVAC maintenance, trash, pest control/extermination, paint and façade, loading-area concrete, exterior light poles, monument signage, awnings, water sub-metering, fire and life-safety corrections, and ADA-related improvements.
- Maintain focused oversight of rooftop HVAC responsibilities, roof warranties, electrical access, fire alarm and sprinkler systems, parking areas, storefronts, and tenant construction.
- Support the business plan through strong curb appeal, disciplined costs, reliable documentation, and readiness for leasing and capital projects.
Qualifications
Education/Experience
- Minimum of five years of relevant commercial property management, facilities management, building engineering, or retail operations experience preferred.
- High school diploma required; associate or bachelor’s degree in a relevant discipline preferred.
- Experience with occupied retail shopping centers in the south Florida market, multi-tenant commercial properties, or comparable environments strongly preferred.
- Valid driver license
Knowledge, Skills, and Abilities
- Working knowledge of budgets, capital planning, variance analysis, procurement, contract administration, and lease compliance.
- Practical knowledge of commercial roofing, paving, concrete, lighting, landscaping, irrigation, HVAC, electrical, plumbing, and fire/life-safety systems.
- Ability to read leases, plans, blueprints, technical drawings, service agreements, and construction documents.
- Strong communication, organization, judgment, follow-through, and problem-solving skills.
- Proficiency in Microsoft Word and Excel and ability to learn property management, purchasing, work-order, and reporting systems.
- Ability to respond to property emergencies outside normal business hours.
Physical And Work Requirements
- Regularly walk parking areas, service corridors, loading areas, roofs, and tenant spaces in South Florida weather.
- Safely climb ladders and stairs and access roofs and equipment areas as needed, consistent with training and safety requirements.
- Respond to urgent property matters and severe-weather events, including hurricane preparation and recovery.
- Occasional local travel for meetings, vendor coordination, training, and municipal matters.

Salary range: $100,000 - 110,000
