Position Summary & Nature of Work:
The Maintenance Technician is responsible for performing routine and skilled maintenance tasks to support safe, reliable, and efficient operations across all assigned University of Kansas Health System Facilities. Working under the direction of the FMO Facility Supervisor, Facility Maintenance Manager, or Lead Technician, this position performs preventive maintenance, responds to service requests, troubleshoots equipment issues, and supports operational needs in alignment with The University of Kansas Health Systems mission, goals, and regulatory standards.
Maintenance Technicians may work within specific trades (e.g., Systems Shop, Zone, HVAC, Plumbing, Electrical, and Operations) or function as multi-skilled generalists. This role requires strong technical competency within assigned disciplines, adherence to safety and compliance standards, effective communication, and a commitment to quality workmanship, customer service, and continuous improvement.
Essential Job Functions:
Operational Maintenance & Repair
- Perform preventive maintenance, repairs, and inspections on building systems including electrical, mechanical, HVAC, plumbing, refrigeration, life safety equipment, and general facility components.
- Respond to routine and urgent maintenance service requests, ensuring timely resolution and professional interaction with hospital staff.
- Assist with corrective and preventive maintenance activities according to established procedures, regulatory standards, and manufacturer recommendations.
- Support system shutdowns, emergency repairs, and environmental or equipment-related emergencies under the direction of Leads or Supervisors.
- Conduct regular rounds and inspections of buildings and grounds to identify issues, document findings, and initiate corrective actions as needed.
- Assist with major repairs and projects within assigned trade areas or cross-functional maintenance teams.
- Properly use, maintain, and store tools, equipment, and materials required to complete assigned tasks.
- Advise management of the general condition of facilities and equipment and any unusual problems or concerns that may arise; make recommendations for facilities improvements or upgrades.
- Take immediate action to correct deficiencies and stop unsafe activities that may cause personnel injury and/or property damage.
Customer Service & Collaboration
- Interact professionally with hospital personnel, patients, visitors, contractors, and team members to maintain positive working relationships.
- Collaborate with Leads and fellow technicians to complete tasks safely, efficiently, and in accordance with departmental standards.
- Uphold the customer service philosophy by responding respectfully, promptly, and effectively to facility needs.
Compliance, Safety & Standards
- Follow all P1 Service & Hospital policies, departmental procedures, and safety protocols.
- Support compliance with TJC (The Joint Commission), State Fire Marshal requirements, and all other Authority Having Jurisdiction (AHJ) regulations.
- Implement proper lockout/tagout, PPE, and life safety procedures during repair and maintenance activities.
- Participate in required safety meetings, training, and certification programs as assigned.
- Immediately report unsafe conditions, hazards, or incidents to a Lead or Supervisor.
- Ensure work areas remain clean, organized, and free of safety hazards.
Team Support & Professional Development
- Work under the direction of Lead Technicians and contribute to team-based problem solving and operational improvements.
- Participate in assigned training programs to develop technical skills and maintain knowledge of evolving equipment, systems, and P1 Service annual compliance trainings.
- Participates in annual performance review process.
- Seek clarification and guidance as needed to ensure safe and effective performance.
- Foster collaborative partnerships that support mutual organizational goals and customer satisfaction.
- Promotes a positive, inclusive, and safety-conscious workplace culture.
Required Education and Experience
1. Must have a High School Diploma or a GED equivalent.
2. 1-5 years minimum work knowledge of building maintenance; of plumbing and heating systems; of sanitation; of electric systems; of fire and safety regulations.
3. Ability to identify and distinguish colors and codes in wiring systems.
4. Working knowledge of BMS (Building Management Systems).
5. Skilled in the use of tools and equipment.
6. Willing and able to get NEBB TAB CP Certification if required by designated duties.
7. Candidate must be detailed orientated, documenting processes and procedures as they relate to the position as well as any incidents that may occur.
8. Able to satisfactorily pass a criminal background check and drug screen.
Preferred Skills and Experience
1. Valid trade license in a relevant discipline (e.g., HVAC, electrical, plumbing, or mechanical systems).
2. Trade-specific certifications relevant to area of expertise.
3. Proficiency in CMMS (Computerized Maintenance Management Systems) for managing maintenance operations and reporting.
4. Familiarity with The Joint Commission (JC) Base Camp standards, particularly in the Environment of Care domain.
5. Experience with PLCs (Programmable Logic Controllers).
6. Excellent verbal & written communication skills.

- English language fluency required to effectively perform essential job functions including customer consultations, team collaboration, and documentation
