POSITION: Senior Project Manager – Building Assessment

LOCATION: Flexible / California or New Jersey

POSITION SUMMARY

Your position at AEI Consultants will be as a Senior Project Manager to join our expanding Building Assessment division. In this role, your primary focus will be leading and managing Capital Planning and Equity Assessment projects, providing clients with the critical data and long-term capital expenditure strategies needed to make informed investment and asset management decisions. This position may require regional, national, and international travel to meet the demands of our expanding portfolio.

Secondary responsibilities will include performing Property Condition Assessments (PCAs) on existing commercial properties, monitoring new construction and renovation projects, and supporting energy and ADA audit initiatives. Together, these responsibilities position the Senior Project Manager as a key contributor to AEI's mission of delivering thorough, reliable, and actionable building assessment and capital planning solutions to clients across a broad range of property types and markets.

The Senior Project Manager position offers a unique opportunity to lead and deliver comprehensive capital planning assessments across a diverse portfolio of building types and systems. You will evaluate the physical condition and long-term capital needs of a wide range of commercial property types — including government, educational, multi-family residential, office, hospitality, retail, industrial, religious, recreational, medical, assisted living facilities, manufactured housing, and marinas.

A core focus of this role is the development of actionable capital expenditure forecasts and reserve planning recommendations that inform investment decisions and asset management strategies. The Senior Project Manager must possess a thorough understanding of building and site systems performance, with the ability to identify deficiencies, assess remaining useful life, and prioritize capital improvements accordingly.

Success in this role requires strong technical writing proficiency to clearly communicate findings and capital planning recommendations, skilled field photography to document existing conditions, and a solid command of cost estimating principles to produce reliable budget projections that stakeholders can confidently act upon.

Within Construction Consulting Services, a Senior Project Manager will assist our clients in identifying construction risks and keep them informed as to a project’s construction status. This is an exciting position. No other position will expose you to all of the intricacies and stakeholders of the real estate development and delivery process. You will work on various commercial projects such as residential, office, hospitality, retail, and distribution / warehousing.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Make forensic assessment of major building systems and distressed conditions
  • Take photos of site and building system conditions
  • Inventory in the field building systems and components utilizing field capturing software
  • Conduct basic interviews and research covering property maintenance history
  • Make recommendations for maintenance and probable costs for building systems using our cost and recommendation libraries
  • Write clear and concise condition and status reports using our in-house report templates
  • Conduct public records research regarding building, zoning, and fire code violations
  • Conduct periodic site visits to: monitor construction, review contractors’ requisitions for payment, and recommend the release of construction funds
  • Observe general compliance of as-built conditions with the contract drawings and specifications
  • Review construction schedules, trade payment breakdowns, job cost reports, and payment requisitions
  • Manage multiple projects
  • Work as a team member, utilizing the experience and knowledge of senior authors who will review your reports before delivery to our clients
  • Deliver outstanding client service with timely responses and proactive solutions

QUALIFICATIONS

  • 5+ years of previous professional experience performing Property Condition Assessments (PCAs)
  • Passion for being detail oriented and organized
  • Advanced writing and communication skills
  • Personable and able to communicate with people at all levels
  • Willingness to travel if necessary
  • Self-starter, resourceful, and the ability to work productively and independently on multiple projects at a time under strict deadlines with guidance from senior staff
  • Ability to occasionally climb ladders to access two and three story, low-slope roofs
  • Experience with Fannie Mae, Freddie Mac, or HUD guidelines and Property Needs Assessments a plus
  • Proficiency with Word, Excel and Outlook

EDUCATION

  • Bachelor’s degree in architecture, engineering or construction management required

LICENSES / CERTIFICATIONS

  • Certification as a Professional Engineer (PE) or Registered Architect (RA) preferred

PHYSICAL REQUIREMENTS

  • The work environment is both indoors and outdoors. Indoor work takes place in a typical office setting. The noise level in the work environment is usually moderate. Outdoor work requires the ability to effectively perform work in all types of weather conditions. While performing the duties of this job, the employee is regularly required to sit, type, handle office and/or field equipment, speak and hear. The employee may occasionally be required to stand, walk, balance, kneel or crouch. The employee may be required to travel independently and lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision and the ability to focus.
