Position Overview

Spruce Builders is seeking an experienced Construction Superintendent to lead the field execution of ground-up workforce housing projects throughout Philadelphia. This individual will take ownership of daily site operations from mobilization through closeout, ensuring each project is delivered safely, on schedule, and in accordance with the plans, specifications, budget, and Spruce Builders’ quality standards.

The ideal candidate is a proactive field leader who can manage multiple projects or phases simultaneously, coordinate subcontractors and city agencies, anticipate construction challenges, and maintain clear communication among the project team, ownership, consultants, inspectors, vendors, and utility providers.

Responsibilities
  • Manage the daily field operations of multiple projects or construction phases from mobilization through closeout.
  • Develop, maintain, and update detailed project schedules in Buildertrend.
  • Prepare look-ahead schedules and communicate upcoming work, constraints, and milestones to the project team and subcontractors.
  • Coordinate subcontractors, vendors, material deliveries, equipment, and site logistics.
  • Review drawings, specifications, scopes of work, and field conditions before work begins.
  • Inspect work in progress and completed installations for compliance with project requirements, building codes, and quality standards.
  • Verify surveys, layouts, elevations, and field dimensions for accuracy.
  • Identify construction issues early, develop practical solutions, and clearly communicate next steps.
  • Coordinate Philadelphia L&I inspections, special inspections, eCLIPSE requirements, and required approvals.
  • Oversee utility coordination and installation, including PECO, PGW, PWD, and right-of-way requirements.
  • Maintain complete daily reports in Buildertrend, including photographs, manpower, completed activities, deliveries, inspections, and delays.
  • Complete safety reports, quality-control checklists, RFIs, change-order documentation, and punch lists.
  • Enforce site-specific safety plans, OSHA requirements, jobsite cleanliness, and proper material storage.
  • Hold subcontractors accountable for manpower, schedule, safety, workmanship, and completion of corrective work.
  • Lead the punch-list and closeout process to ensure all outstanding work is completed on time.
Qualifications
  • Five or more years of superintendent experience in ground-up residential construction.
  • Experience with multifamily, workforce housing, townhome, or production residential projects.
  • Ability to read construction drawings and understand the full project lifecycle.
  • Familiarity with Philadelphia permitting, inspections, utilities, and right-of-way requirements.
  • Strong leadership, communication, organization, and problem-solving skills.
  • Proficiency with Buildertrend or similar construction-management software and Microsoft Office.
  • Ability to manage multiple active job sites and take ownership of schedule and quality.
  • OSHA 30 certification required.
