Facilities Maintenance Technician II

Position Summary

The Maintenance Facilities Technician II is responsible for assisting in and overseeing the safe operation, daily monitoring, and maintenance activities associated with general maintenance and repair of the facility, HVAC, dock equipment, minor repair of electrical devices, plumbing, warehouse equipment, and security. This position manages and/or performs work across a range of areas including refurbishment of buildings and facilities, preventative and reparative maintenance of company buildings, facilities, machinery, and equipment, and oversight of work related to electric maintenance, mechanics, hydraulics, carpentry, and masonry.

Key Responsibilities

  • Demonstrate an understanding and adherence to all work safety policies, procedures, and governing requirements
  • Apply knowledge of controls and electric (high and low voltage) with working knowledge of OSHA general industry electrical safety standards (Title 29)
  • Apply working knowledge of NFPA 70 National Electrical Code and NFPA 70E electrical safety requirements
  • Perform electrical meter testing
  • Apply working knowledge of OSHA electrical Arc Flash requirements
  • Apply understanding and working knowledge of PLCs (programmable logic controllers) and PLC troubleshooting
  • Complete small welding projects as needed
  • Complete special projects associated with buildings or grounds, including but not limited to moving furniture or fixtures and changing lights
  • Complete basic maintenance and repair needs to ensure timely resolution of all maintenance requests
  • Perform general building maintenance including light carpentry and painting, light plumbing, changing light bulbs, and repair of minor electrical devices
  • Maintain facility assets through scheduled preventative maintenance and repair activities, including roof inspections and repairs
  • Conduct concrete and asphalt paving inspections and repairs
  • Conduct concrete industrial wear-slab inspections and repairs, including joint cleaning, routing, and filling
  • Conduct warehouse racking inspections and repairs
  • Conduct equipment inspections and repairs
  • Service and perform preventative maintenance on backup generators
  • Inspect and repair dock equipment, including mechanical, electrical, and hydraulic pit or vertical dock levelers, manual or electric dock doors, manual, electric, or hydraulic truck restraints, and dock seals or shelters
  • Log time and materials daily into the computerized maintenance management system (CMMS) in the form of work orders, preventative maintenance records, etc.
  • Perform cold storage operator duties, including inspections and logs
  • Participate in the departmental on-call program, as designated
  • Maintain all tools and equipment in clean, safe, working order
  • Adhere to all safety requirements and wear proper Personal Protective Equipment as required
  • Respond to emergency situations to ensure employee and facility safety
  • Champion overall safety within the department
  • Comply with OSHA and other local, state, and federal regulations
  • Adhere to organization and Facilities Department policies and procedures, including appropriate attire, grooming, and attendance
  • Interact effectively, build relationships, and demonstrate a high level of cooperation

Required Qualifications

  • High School diploma or GED
  • 4+ of industrial facility and maintenance experience, or equivalent combination of education and related experience
  • Must possess a valid state Driver's License and provide proof of liability coverage meeting Company standards
  • Must obtain forklift operator training
  • Ability to read, analyze, and interpret technical procedures or governmental regulations
  • Ability to add, subtract, multiply, and divide using whole numbers, common fractions, and decimals

Preferred Qualifications

  • Facility maintenance tech school
  • Four-year degree in Facilities Maintenance or a Journeyman Trade License
  • Experience in a Pharmaceutical or Biotech facility
  • CMMS, EMS, BAS, or BMS experience
  • Electrical Arc Flash training
  • Trade Electrical I & II training in HVAC, Plumbing, and Electrical
  • cGMP and GDP experience

Work Environment & Physical Requirements

  • Primarily Regularly required to talk or hear
  • Frequently required to stand, walk, sit, use hands to finger, handle, or feel, reach with hands and arms, and climb or balance
  • Occasionally required to stoop, kneel, crouch, or crawl
  • Must occasionally lift and/or move up to 100 pounds
  • Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus
  • Occasionally exposed to wet, hot, extreme cold, and/or humid conditions, and moving mechanical parts; may be required to work in confined spaces
  • Occasionally exposed to high, precarious places and confined spaces
  • Occasionally exposed to fumes or airborne particles
  • Noise level in the work environment is usually moderate
  • Works non-traditional business hours, including evenings, nights, weekends, holidays, and on-call
  • May occasionally be required to travel to other Operating Companies or the corporate office as business needs dictate
