Description:
The Maintenance Director will oversee all aspects of facility maintenance and ensure the safety, functionality, and aesthetic appeal of our physical environment. This position requires strong leadership abilities, technical expertise, and a commitment to maintaining a high standard of quality in facility operations.
Schedule: Full-Time, Weekdays, M-F, 8 Hour Shifts
Primary Responsibilities and Duties:
- Supervise and coordinate the activities of the maintenance staff, including maintenance technicians, groundskeepers, and housekeeping personnel (if applicable).
- Affectively recruit, hire, train and manage qualified team members.
- Educate employees on job expectations, all applicable and current company procedures, polices, and federal, state and local regulations.
- Train and mentor maintenance staff.
- Assign tasks and ensure quality work is being done by staff.
- Provide feedback to employees on their performance.
- Establish working hours, schedules, time off, and vacations while ensuring each shift has proper coverage.
- Set an example by maintaining professionalism and a positive demeanor in the workplace.
- Plan and prioritize maintenance projections, repairs, and preventative maintenance tasks to ensure the efficient operation of the facility and compliance with regulatory standards.
- Conduct regular inspections of the facility, equipment, and grounds to identify maintenance needs, safety hazards, and areas for improvement.
- Oversee the maintenance and repair of HVAC systems, plumbing, electrical system, building structures, and other facility infrastructure.
- Coordinate with external contractors and vendors for specialized maintenance services, repairs, and equipment installations, ensuring quality workmanship and cost-effective solutions.
- Develop and maintain a preventive maintenance program for all equipment and systems, scheduling routine inspections, maintenance tasks, and equipment replacements as needed.
- Ensure compliance with federal state, and local regulations related to facility maintenance, safety, and environment health.
- Manage inventory and supplies for maintenance activities including ordering materials, tracking expenditures, and maintaining accurate records.
- Respond promptly to maintenance requirements and emergencies, troubleshooting issues, and implementing timely solutions to minimize disruption to facility operations.
- Collaborate with other departments, including nursing, administration, and dietary, to address facility maintenance needs and support resident care activities.
- Maintain cleanliness and organization in maintenance areas, storage rooms, and equipment, adhering to infection control and safety standards.
- Maintain material safety data sheets (MSDS).
- Investigate and address complaints received regarding poor maintenance services.
- Perform all other duties as requested by management.
Job Qualifications:
- Any experience in facility maintenance, including 6 months in a supervisory or leadership role, preferably in a healthcare or long-term care setting is preferred.
- Experience with TELS or similar software
- Basic tech troubleshooting (TV, Cable TV, Cameras, Wi-Fi) desirable
- Previous experience in healthcare facilities maintenance/ skilled trades required
- Strong technical knowledge and skills in HVAC, plumbing, electrical systems, carpentry, and general building maintenance.
- Leadership abilities, with the capacity to motive, train, and supervise a team of maintenance personnel preferred.
- Excellent problem-solving skills and the ability to prioritize tasks, manage multiple projects, and meet deadlines in a fast-paced environment.
- Knowledge of regulatory requirements and safety standards governing facility maintenance and environment health.
- Effective communication and interpersonal skills, with the ability to interact professionally with staff, residents, families, and external vendors.
Physical Requirements:
- Work performed in a medical setting due to the need to maintain the facility and grounds.
- Ability to stand, walk, and move around the facility for extended periods.
- Physical stamina to perform manual labor, lift heavy objects, and operate equipment, tools, and machinery.
- Manual dexterity and hand-eye coordination for performing maintenance tasks, using hand tools, and operation equipment.
- Visual acuity and auditory ability to assess equipment, read maintenance manuals, and communicate effectively with staff.
- Ability to bend, stoop, kneel, and reach to access equipment, perform repairs, and maintain facility infrastructure.
- Ability to work at heights, including climbing ladders and accessing rooftop equipment, as needed.
- While performing the duties of this job, the employee may be exposed to hazardous chemicals, infections, waste, blood and body fluid, diseases, and conditions prevalent at the time.
- Maintain regular attendance and timeliness as set forth within the work schedule designated by the department supervisor/manager.
