Sunflower Bank, N.A. is looking for an energetic, highly motivated individual to fill the full-time position of Commercial Loan Tax & Insurance Specialist.
Description:
The Commercial Loan Tax & Insurance Specialist is responsible for booking and servicing all Tax and Insurance monitoring and payment. This role will work with vendors to ensure accurate tracking of all property taxes and insurance as well as timely payment for escrowed loans. The role will perform annual Escrow Analysis and if applicable Lender Place insurance.
Responsibilities:
- Escrow Monitoring & Analysis: Track and disburse annual property tax payments and insurance premiums.
- Conduct annual escrow analyses to ensure accurate account balances, calculate reserves, and adjust monthly payments.
- Identify and resolve shortages, overages, and delinquencies in communication with borrowers.
- Review and verify insurance policies (Property, Liability, Flood, Wind, etc.) to ensure compliance with bank guidelines and loan covenants.
- Monitor tax tracking reports via third-party vendors to prevent tax liens.
- Maintain digital loan files, including tax bills, ACORD forms, and paid receipts.
- Coordinate with Commercial Loan Officers and Portfolio Managers during the onboarding of new loans to establish escrow accounts.
- Serve as the primary point of contact for insurance agents, tax assessors, and vendors.
- Research and resolve complex issues such as force-placed insurance and parcel splits.
- Working tickler report and calling outside insurance agencies on commercial loan insurance exceptions.
- Monitor ticklers for RE tax tracking and call county agencies to identify any loans with delinquent taxes.
- Maintain high level of accuracy and working knowledge.
- Perform the job in accordance with applicable industry laws and regulations as well as the policies and procedures established by the company.
- Perform other duties as assigned.
Education / Experience Preferred:
- Proficiency in commercial insurance tracking, specifically Flood insurance regulations and ACORD certificates.
- Strong attention to detail regarding multi-parcel commercial tax bills.
- Ability to manage strict deadlines related to tax due dates and insurance expirations to protect collateral.
- Personal knowledge and understanding of Property Tax and Insurance functions.
- FHLMC (Freddie Mac) experience preferred
- Hands-on experience navigating and processing within Fiserv Signature (core banking system) and nCino (loan origination/portfolio management platform) is highly preferred.
- Experience working directly with Lereta (or similar third-party tax tracking vendors) to manage tax lines, research discrepancies, and process automated disbursements.
- Ability to read and interpret commercial loan documents, tax certificates, and commercial insurance policies (including ACORD 25 and ACORD 28 forms).
- Strong math and analytical skills to perform accurate escrow analyses, identify calculation variances, and reconcile general ledger accounts.
- Excellent written and verbal communication skills for collaborating with Commercial Loan Officers, insurance agents, county tax assessors, and commercial borrowers.
- Exceptional attention to detail and the ability to manage strict tax deadlines across a high-volume, multi-parcel commercial portfolio.
- 2 to 4 years of experience in loan operations, focusing on commercial tax and insurance escrow processing (C&I, CRE, or Multifamily).
- Solid understanding of commercial escrow regulations, insurance requirements, and National Flood Insurance Program (NFIP) compliance rules.
- High school diploma or equivalent required; college coursework in finance, accounting, or business administration is a plus.
Pay is dependent on knowledge, skills, abilities, experience, and location.
