About This Position

ASSISTANT MAINTENANCE SUPERVISOR


Reports To: Community Manager

FLSA Status: Non-Exempt

Position Summary:

Responsible for trouble-shooting service issues that our residents encounter including plumbing, electrical, heating/cooling, carpentry, appliances, painting and drywall. Employee is responsible for ensuring the physical aspects of the property meet SI Communities LLC’s established standards and any applicable laws. This is done for safety, appearance and operational efficiency reasons and must fall within the budgeted financial goals.


Essential Duties and Responsibilities:

· Demonstrates and promotes a 100% commitment to providing the best possible experience for our residents and employees.

· Participate in company training classes and meetings

· Troubleshoot work orders daily for residents prioritizing the service requests and ensuring they are completed in a timely fashion.

· Prepare vacant units for new residents ensuring that the unit meets the company standards/checklist.

· Maintain the exterior grounds of the property and conduct seasonal duties such as snow removal or pool maintenance.

· Conduct walk-through of the entire property to ensure everything is in working order; if not, take the appropriate steps for correction.

· Prepare for inspections.

· Schedule outside contractors for projects, if necessary.

· Be available for quick response per company policy if on-call duties are required.

· Other responsibilities as assigned by Maintenance Supervisor, Property Manager or Regional Manager.


Knowledge, Skills and Abilities:

· High school diploma or equivalent.

· May be required to meet certain certifications in the field.

· Minimum 2 years’ experience in the field or related area.

· Computer skills to include, Microsoft programs and Windows. Resman property management software experience a plus

· Should have direct knowledge of HVAC, boilers, plumbing, electrical, appliance repair, painting/sheetrock, floor covering/tile, pool cleaning and repairs. (HVAC certification is required as it applies to any HVAC responsibilities).

· Required to be on call as necessary.

· Knowledge with a variety of the field’s concepts, practices and procedures.

· Requires a certain degree of creativity and latitude.

· Valid driver’s license and current automobile insurance is required

· May be required to travel.

While performing the duties of this job, the employee will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/equipment up to 50 pounds for variable distances), climbing ladders/stairs, and walking on rooftops without endangering yourself, residents or co-workers. Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, griping and elbow motion). Must have normal range of hearing, vision, color discrimination and depth perception for proper operation and repair of machines, wiring, and

equipment. Must be able to complete tasks wearing appropriate safety equipment (i.e., back belts, goggles, masks, gloves, etc.).


Work Environment:

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee will be exposed on a regular basis to outdoor environment (i.e., heat, cold, damp, rain, etc.). Will also have light to moderate exposure to injuries (i.e., chemicals, electrical, machinery, tools, lifting, etc.). Will be exposed to some low-level noise when using power tools. Hazards can be minimized with proper lifting techniques, MSDS and general safety training and wearing of proper safety equipment.
