Facility Manager - Traverse City, MI

The Spirit of the Position:

The TVC Facility Manager (FM) supports the region in the management of the Traverse City Airport parking operation.

As a company devoted to promoting an employee-focused servant leadership culture, the Facility Manager will support the programs and initiatives originating from our home office and help to support the individual needs of their operational team throughout the assigned portfolios.

Principal Job Duties:

  • Ensure contract compliance and service levels meet expectations
  • Lead, direct, and develop team of employees to accomplish annual and periodic goals/initiatives, while embodying and using LAZ Parkings culture as a guideline.
  • Ensure proper management and achievement of audit scores, accounts receivable collection, budget attainment and implementation of new technology
  • Implement and manage safety and security programs and/or initiatives
  • Identifying high potential employees to support the organizations continued growth via a development plan or otherwise.
  • Preparation of budgets/monthly reviews of profit/loss by Dept.
  • Responsible for developing client relationships and business retention.
  • Organize and narrate parking management skills for Operations Managers.
  • Understand, implement, and deliver all requirements that are outlined within the contractual agreements between LAZ Parking and Traverse City Airport.
  • Daily, Weekly, Monthly, and Annual financial and operational reports as required.
  • Ensuring that increased revenue, managed expenses, and customer satisfaction is maximized by maintaining the highest level of service thresholds and initiatives that are aligned with the expectations of our various clients.
  • Managing, planning, scheduling, training, and directing the activities of Operations Managers and staff.
  • Serve as a liaison to parking patrons and various stakeholder groups who are impacted by the operations(and vice versa).
  • Implement and complete other projects, programs, and initiatives that may arise from the operation of assigned portfolio.
  • Review and edit proposed parking, maintenance, etc. agreements.
  • Communicate with local police department and emergency management teams regarding operations as needed.

Additional Responsibilities, Shuttle Operations:

  • Oversee shuttle driver operations and performance, including scheduling, staffing coverage, training, and ongoing coaching to ensure reliable, on-time service aligned with flight demand and peak travel periods.
  • Ensure compliance with all safety and regulatory standards, including driver qualifications, vehicle inspections, DOT requirements (if applicable), and company policies, while actively promoting a culture of safety and accountability.
  • Monitor and improve the guest transportation experience, using KPIs such as wait times, trip frequency, and customer feedback to optimize routes, reduce delays, and maintain high service standards.

Education:

  • A four-year degree or equivalent experience in business administration, management, or accounting preferred.
  • Associate Degrees and Certificates of Completion on course work in applicable areas can be applied to the education requirements.
  • Parking management experience can be substituted on a year for year basis for education requirements.

Experience:

  • At least four (4) years of parking management experience at large locations with a monthly and transient component, with at least 5 front-line staff members, parking management experience must have been at the level of a multi-site garage manager at a minimum.
  • Knowledge of Excel, Word, Power Point and General Microsoft Office Applications.

Skills:

  • Operations management experience of multiple aspects of the operation.
  • Ability to seek improvement and create an environment of idea sharing and creative problem solving.
  • Excellent customer service skills and abilities.
  • Ability to be approachable and facilitate coaching conversations with employees and managers.
  • Strong ability to comprehend an operation and operation plan.
  • Ability to mitigate and lead others to overcome challenges (Never Ever Give Up Attitude).
  • Ability to encourage open expression of ideas and opinions.
  • Excellent teambuilding and interpersonal skills. Ability to work independently and multi-task.
  • Ability to communicate professionally and effectively with all levels of the organization.
  • Ability to interpret policies, procedures, and standard business practices.
  • Demonstrates a sense of urgency and timeliness.

Physical Demands:

  • Willingness to work in the elements heat, wind, snow, rain, etc.
  • Ability to lift, push and pull at least 25 pounds.
  • Ability to stand, walk and run for extended periods of time.
  • Ability bend, stoop, squat and lift frequently throughout a shift.
