POSITION SUMMARY

ELIA Group is seeking a highly organized, solutions-driven Facilities Manager to oversee the day-to-day maintenance, repair, and operational performance of a multi-state portfolio of commercial real estate assets, including high-volume restaurants, entertainment venues, retail locations, and office properties.

This is a highly field-oriented, vendor-driven role responsible for ensuring all properties are maintained to ELIAs brand and operational standards while optimizing cost, response time, and long-term asset value. The Facilities Manager will work cross-functionally with operations, development, and accounting teams to support best-in-class guest experiences and protect the integrity of ELIAs assets.

KEY RESPONSIBILITIES

Portfolio Oversight

  • Manage facilities operations across a multi-site commercial portfolio
  • Conduct routine site inspections to ensure brand standards, safety, and operational functionality
  • Proactively identify maintenance needs and prioritize repairs across locations
  • Serve as the primary point of contact for facility-related issues across all venues

Vendor & Contractor Management

  • Source, negotiate, and manage third-party vendors and subcontractors
  • Oversee service agreements (HVAC, plumbing, electrical, refrigeration, general trades, etc.)
  • Ensure vendors meet defined service levels, response times, and quality expectations
  • Build and maintain a vetted network of preferred contractors across markets

Maintenance & Repairs

  • Coordinate preventative maintenance programs and schedules
  • Respond to and troubleshoot facility issues in real time
  • Deploy vendors efficiently to minimize disruption to hospitality and retail operations
  • Maintain uptime of critical building systems in high-volume environments

Budgeting & Cost Control

  • Develop and manage annual repair and maintenance budgets
  • Review, code, and approve invoices in coordination with accounting
  • Ensure competitive pricing and identify cost-saving opportunities
  • Track spend against budget and provide regular reporting to leadership

Capital Projects & Development Support

  • Assist in planning and execution of CapEx projects, including renovations, repositionings, and tenant improvements
  • Coordinate with internal development and construction teams
  • Track timelines, budgets, and vendor performance for assigned projects

Compliance & Risk Management

  • Ensure compliance with all applicable local, state, and federal regulations
  • Maintain adherence to health, safety, fire, and building codes
  • Support insurance inspections, audits, and risk mitigation initiatives
  • Maintain documentation related to compliance, permits, and inspections

Operational Excellence & Systems

  • Implement and improve systems to track maintenance requests, vendor performance, and asset conditions
  • Maintain detailed records of work orders, service history, and vendor metrics
  • Partner with operations teams to ensure facilities support exceptional guest experiences
  • Establish and enforce facilities-related SOPs across all locations

QUALIFICATIONS

Required:

  • 812+ years of experience in facilities management, property operations, or a related field
  • Direct experience supporting commercial retail, restaurant, hospitality, or entertainment assets
  • Strong background managing vendors across multiple locations and jurisdictions
  • Working knowledge of building systems (HVAC, electrical, plumbing, refrigeration)
  • Proven ability to manage budgets, contracts, and competing priorities
  • Willingness to be highly hands-on and present in the field

Preferred:

  • Experience in multi-unit restaurant or high-volume hospitality environments
  • Familiarity with CapEx planning, construction coordination, or asset repositioning
  • Experience working within a real estate development organization
  • Relevant certifications (e.g., CFM or equivalent)

This is a full-time role requiring regular on-site presence across portfolio locations. The position involves frequent travel between venues and properties, including active restaurant and entertainment environments.

PHYSICAL REQUIREMENTS

This position requires regular movement between properties, including standing, walking active job sites, navigating mechanical areas, and occasional lifting of equipment or materials. Work may involve both indoor and outdoor environments.
