Job Description
The Transaction Manager leads and supports the successful execution of property acquisitions, dispositions, refinances and fund transitions by managing cross-functional transaction activities, driving operational readiness, and ensuring the accurate and timely completion of all deliverables, while minimizing disruption to on-site operations.
This role serves as a key operational leader throughout the transaction lifecycle and is responsible for coordinating stakeholders, evaluating operational risks, recommending process improvements, and exercising independent judgment in fast-paced and evolving transaction environments. Success in this role is measured by the effective execution of transaction milestones, operational continuity, stakeholder satisfaction, and proactive problem resolution.
ESSENTIAL FUNCTIONS OF THE JOB
· Lead due diligence activities and logistics, including unit walks, lease file audits, third-party inspections, and site visits
· Manage critical dates including go-dark periods, ownership transitions, management transitions and system conversions and maintain transaction trackers, reporting, and stakeholder updates
· Lead cross-functional transaction meetings with operations, accounting, IT, legal, ownership groups, buyers, sellers, and external vendors
· Evaluate transaction-related operational risks, identify gaps, and implement solutions to ensure successful execution
· Exercise independent judgment and decision-making while onsite and throughout active transactions to resolve issues and maintain project timelines
· Support document collection, organization, and management across platforms (Dropbox, Teams, data rooms)
· Coordinate and oversee onboarding and offboarding of vendors, utilities, and service providers
· Coordinate with IT, accounting, and operations on system transitions (Yardi, utilities, banking, etc.)
· Partner with internal teams and external clients to assess operating procedures and execute transition plans
· Serve as a primary point of contact and operational representative with sellers, buyers, ownership groups, management teams, and third-party partners
· Lead and oversee execution of transaction checklists and ensure timely, accurate completion of all deliverables
· Proactively communicate transaction status, risks, and key updates to stakeholders to ensure alignment
· Review transaction documentation for accuracy and follow up on outstanding items
· Update, and improve transaction procedures, workflows, and operational best practices based on transaction-specific needs and evolving business requirements
Partner with IT, accounting, operations, legal, and leadership teams to execute system transitions and operational integrations
Requirements:EXPERIENCE AND EDUCATIONAL REQUIREMENTS
· 5+ years of experience in property management, multifamily operations, real estate transactions, acquisitions, dispositions, or due diligence preferred
· Experience managing multifamily transitions, acquisitions, dispositions, or operational integrations strongly preferred
· Prior experience leading cross-functional projects or operational initiatives preferred
· Bachelor’s degree preferred or equivalent combination of education and relevant experience

The expected compensation range for this position is $80,000 – $90,000, which includes base pay plus variable incentive pay, if eligible. This range represents a good faith estimate for this position. The specific compensation offered to a candidate may vary based on factors including, but not limited to, the candidate’s relevant knowledge, training, skills, work location, and/or experience.
