Job Description
SUMMARY:
We are seeking a seasoned, service-oriented Resident Manager for a premier multi-story residential community of approximately 100 apartment homes in Downtown Los Angeles. In this role, you will lead the day-to-day operations of the property and serve as the primary on-site point of contact for residents, representing our management team across all resident and vendor interactions.
The ideal candidate brings professionalism, discretion, and warmth to every resident interaction and is committed to upholding the community to an elevated standard at all times.
KEY RESPONSIBILITIES:
Resident Experience
- Serve as the community’s on-site ambassador — greeting residents and guests, addressing inquiries with professionalism, and cultivating a welcoming environment.
- Answer incoming calls professionally, whether from prospective residents, current residents, internal team members, or vendors.
- Log service requests accurately and completely, route them to the maintenance team for prompt resolution, and follow up with residents to confirm satisfaction.
- Build and maintain positive, respectful, and confidential relationships with residents at all times.
Property Presentation & Standards
- Uphold the community’s presentation standards throughout the leasing office, model units, common areas, and vacant apartments.
- Conduct regular walk-throughs of the property, picking up litter and reporting any concerns to the maintenance team.
- Coordinate with the maintenance team to prepare vacant units to lease-ready condition.
Leasing & Marketing Support
- Support leasing activity — responding to prospect inquiries and helping showcase available homes in coordination with our leasing team.
- Contribute to a strong first impression for every guest and prospective resident.
Financial Administration
- Process daily updates for rent payments, deposits, and application fees.
- Deposit receipts prior to bank closing each day, when applicable.
- Issue notices as appropriate — late payment, returned check memos, and eviction notices — in accordance with company policy and California law.
- Minimize delinquency through consistent, respectful follow-up: phone calls, formal notices, and personal visits.
Records & Reporting
- Maintain accurate resident records in accordance with company policy.
- Prepare and update daily reports, including notices to vacate, vacancy reports, and activity reports.
- Organize and file leases, paperwork, and applicable reports.
Vendor & Contractor Coordination
- Serve as the on-site point of contact for vendors and contractors; coordinate scheduling and confirm work is completed to standard.
- Maintain professional relationships with all service providers.
After-Hours Support
- Respond promptly to urgent resident requests, security concerns, or property incidents during evenings, weekends, and holidays as part of on-call duty.
- Perform other related duties as assigned by management.
QUALIFICATIONS
- Prior experience as a Resident Manager, Assistant Manager, Leasing Consultant, or in a hospitality or customer-service role at a comparable community strongly preferred.
- Excellent written and verbal communication skills; polished, professional presentation.
- Strong organizational skills and attention to detail.
- Ability to remain calm and effective under pressure, particularly during after-hours incidents.
- Proficiency with Microsoft Office; experience with property management software (Yardi, ResMan, AppFolio, or OneSite) preferred.
- Bilingual English/Spanish a plus.
SCHEDULE: Full-time position with on-call responsibilities for after-hours support
COMPENSATION & BENEFITS
- Base pay range: $30-$35/hour, depending on experience.
- Complimentary on-site apartment included as part of the compensation package.
