Title: Director of Facilities & Maintenance
Location: Administrative Leadership
Reports To: Executive Director
Subordinates: Facilities & Maintenance Team
Position Type: Full-Time, Exempt
Salary Range: Based on Experience ($100,000 - 130,000)
Job Summary:
The Director of Facilities & Maintenance is responsible for overseeing the maintenance, operations, and improvement of all school district facilities, grounds, and infrastructure. This position ensures that buildings and equipment are safe, functional, and conducive to a positive learning environment. The director provides leadership in developing maintenance programs, managing staff, and ensuring compliance with all applicable regulations.
This job description outlines the core duties and responsibilities for the position. It is not meant to be an exhaustive list of all tasks that may be required in this role. The ideal candidate should be flexible and adaptable in meeting the evolving needs of the District.
Essential Duties and Responsibilities:
Plans, schedules and assigns employees to various cleaning, maintenance, repair, renovation and building safety tasks.
Prepares and manages the multi-year capital and annual facilities operating budgets.
Interviews, hires, evaluates and manages departmental employees.
Plans, coordinates and conducts periodic inspections of all facilities required by local, state
or federal law such as fire inspections, asbestos inspections, insurance safety inspections and annual visual inspections of all school facilities as required by all applicable codes.
Makes determinations about scope of maintenance and/or repair activities and decides which
can be accomplished by in-house maintenance staff and which are to be contracted out.
Monitors all phases of capital construction projects; acts as liaison between the school
and contractors, or construction managers engaged in providing services to school
properties.
Availability for off-hours for emergency situations, which includes being available and/or designating properly trained alternative response personnel.
Responds to inquiries from school employees, administration and the public regarding
school district buildings and grounds activities.
Inspects work performed by custodial or maintenance employees or private contractors to
ensure proper cleaning, maintenance, repair and grounds keeping procedures are being
followed, checks for safety and health hazards, and makes recommendations for correction
and improvements.
Conference with building and grounds keeping staff regarding the care and maintenance of athletic fields, playgrounds, lawns, walks, trees, shrubs and grounds.
Conducts or coordinates the in-service training of custodial and maintenance employees.
Maintains records and prepares reports related to building operations and maintenance
TImely and accurate adherence to all financial policies including purchase orders, invoices, and budget review/planning
Uses computer applications such as Microsoft Office and Google Suite
Acts as the District’s Safety Officer.
Works alongside as the Chief Procurement officer for all contractual bidding processes.
Provide continuous professional feedback using observations, performance evaluations, and other coaching opportunities for facilities/maintenance team
Adhere to all School policies in partnership with Human Resources and Executive Leadership, when necessary.
Qualifications:
Bachelor’s degree in Facilities Management, Engineering, Business Administration, or a related field preferred.
Minimum of ten (10) years of experience in facilities management, maintenance operations, or a related field, preferably in a school district or public sector environment.
Experience in supervision, budgeting, and project management.
Thorough knowledge of school building maintenance, cleaning and operations practices; Professional knowledge of grounds maintenance and code compliance .
Working knowledge of applicable codes, laws, rules and regulations governing school facilities and construction.
Experience in the operation and maintenance of heating and ventilation equipment.
Working knowledge of safety regulations, procedures and security in the workplace and public buildings.
Ability to plan, direct and supervise a program of buildings and grounds maintenance.
Ability to plan and supervise the work of others; ability to communicate effectively both orally and in writing; ability to read and interpret plans drawings, and blueprints; ability to establish and maintain effective working relationships with staff, public and others; ability to use computer applications such as spreadsheet, word processing, calendar, email and database software; good judgment and dependability.
Knowledge, Skills, and Abilities:
Strong knowledge of building systems, including HVAC, electrical, plumbing, and structural components.
Understanding of health, safety, and environmental regulations applicable to school facilities.
Proficiency in managing budgets and financial planning.
Strong leadership, problem-solving, and decision-making skills.
Ability to manage multiple projects simultaneously and work effectively under pressure.
Excellent communication and interpersonal skills.
Proficiency with maintenance management software and office applications.
Physical Requirements:
Ability to walk, stand, and move across school campuses and facilities.
Ability to lift and carry up to 50 pounds occasionally.
Availability to respond to emergencies outside of regular work hours.
While performing the duties of this job, the employee is frequently required to talk and hear, write, use their hands and fingers, manipulate keys on a keyboard, walk, stand, travel from one area/building to another, stoop, reach, and kneel.
Work Environment:
Work is performed both indoors and outdoors, with exposure to various weather conditions.
Occasional work in confined spaces and at heights.
While performing the duties of this job, the employee regularly works inside. The noise level in the work environment is usually quiet to moderate but can be noisy, depending upon the task at hand. Specific activities may generate dust and/or nontoxic fumes.
Additional Requirements:
Background check and fingerprinting as required by Massachusetts state regulations.
Ability to work independently and as part of a team.
Must be able to lift, move, or assist students when necessary.
Completion of any required professional development or certifications as mandated by the district.

Compensation and Benefits:
Full-Time, Exempt Position with compensation based on relevant experience. This position is not on a salary scale. AKFCS also provides a comprehensive benefits package which includes the following:
