POSITION SUMMARY:
Performs general building trades work in maintaining building structures, systems and equipment and related components as part of the services provided by the Friends House Retirement Community (FHRC) Maintenance Department. Services include routine and semi-skilled preventive maintenance and minor repair of building structures, systems (plumbing, electrical, HVAC). Performs semi-skilled maintenance and repairs in accordance with industry/trade practices. Provides daily maintenance support to building users through responses to calls for service, scheduled preventive maintenance inspections and similar service. Associates use all standard tools, equipment, materials and supplies of the trades and observe all safety rules, regulations and precautions in performing their duties. Associates provide excellent customer service and discretion with all residents, guests, and administrative staff.

High school graduate. Graduate of technical school preferred.At least two years’ experience in building trades or related maintenance duties. Any satisfactory combination of education, training, experience, or abilities in a related field. Must be able to accomplish all responsibilities without constant supervision or other associate assistance after the training period is completed and do so without injury to oneself or other individuals.Ability to handle multiple priorities.Competent in organizational and time management skills.Possess written and verbal skills for effective communication.Demonstrates good judgement, problem solving and decision-making skills.
ESSENTIAL DUTIES: GENERAL MAINTENANCE
Assist with normal maintenance duties when needed - painting, electrical, plumbing, tile/flooring repairs, plastering, refinishing, painting, boiler checks, appliance repairs and replacements, furniture and equipment repairs, emergency generator testing and logging, changing filters, inspecting fire extinguishers, water temperature checks, fire drills, collecting of trash, snow removal, landscape work, etc.Ensures completion of general building structure and systems work to support FHRC operations. Responds to work order requests, written and verbal requests from users, and supervisor’s direction(s) to perform scheduled preventive maintenance, minor repair and service of building structures, and related work. Ensures completion of paperwork/computer (work orders, material inventory, timeclock) to assure accountability. Records actions taken in response to work orders and other requests, entering such information into the computer, smart phone and/or paper. Fills out, completes and submits such other forms and documents as may be required to ensure that information is properly recorded and submitted.

Pay Range: $20.25 - $23.00
