About the RoleThe Roving Assistant Business Manager provides operational and leasing support across SAIL's market-rate portfolio, stepping into communities to cover vacancies, support lease-ups, fill in during transitions, and reinforce SAIL Standards wherever needed. This role requires the discipline to walk into any property, get oriented quickly, and execute at SAIL's quality bar from day one. Reports to the Regional Property Manager.
Key Responsibilities
- Multi-Site Operational Support: Step into assigned communities to support day-to-day operations including leasing, resident relations, move-ins, renewals, and resident communications; uphold SAIL policies and operational standards consistently across every site.
- Leasing and Resident Engagement: Tour prospects, process applications, execute leases, and respond to residents and online reviews with professionalism; support occupancy and renewal targets at every property you cover.
- Operational Accuracy: Maintain precise resident files, records, and Yardi data entry; track work orders, renewals, and notices; ensure documentation is complete and audit-ready.
- Financial and Compliance Execution: Hit occupancy, collections, and operational benchmarks at each assigned site; operate within budget; ensure adherence to Fair Housing law and SAIL standards across the portfolio.

- Base salary $54,000 to $62,000 DOQ, plus performance-based bonus potential and mileage reimbursement

- Minimum 2 years of multifamily property management experience, ideally including leasing and assistant manager work
- Yardi proficiency
- Comprehensive understanding of Fair Housing law
- Exacting attention to detail and ability to manage documentation, deadlines, and resident communications across multiple sites
- Strong written and verbal communication
- Valid driver's license, reliable transportation, and clean driving record
- CAM, ARM, or similar designation a plus
- Full-time, typically Monday through Friday with occasional evening or weekend availability for leasing or resident events
- Roving position with regular travel between SAIL communities across the Twin Cities
- Essential functions include walking the property (interior and exterior), navigating stairs, and occasional lifting up to 25 pounds
- Offer contingent on successful background check, reference verification, and MVR review
