This role sits at the center of commercial real estate financing activity, combining relationship-driven business development with disciplined credit and portfolio management. You will originate and structure commercial mortgage opportunities through a strong referral network, working closely with financial advisors, banking partners, and internal credit teams. The role requires a balance of market intuition and technical underwriting expertise, ensuring each deal is both commercially attractive and risk-aligned. You will manage transactions from initial prospecting through funding, while also overseeing an active portfolio of commercial mortgage relationships. Operating within a defined regional territory, you will build strong local market presence and trusted partner relationships. This is a high-impact position for someone who thrives in a fast-paced, client-focused lending environment and enjoys both origination and ongoing account stewardship.
You will be responsible for originating and managing commercial mortgage business across an assigned territory, with a strong focus on referral-driven growth and relationship development. Your work will span the full lending lifecycle, from opportunity sourcing through to portfolio monitoring and renewal.
- Develop and grow a pipeline of commercial mortgage opportunities through referrals from internal bankers, financial advisors, and strategic partners.
- Pre-qualify and structure lending opportunities by assessing borrower strength, property fundamentals, cash flow, and overall credit fit.
- Prepare and present well-supported credit submissions, ensuring alignment with internal lending policies and regulatory requirements.
- Negotiate loan structures, pricing, terms, and conditions while balancing client needs with risk management standards.
- Coordinate with underwriting, credit, legal, funding, and operations teams to ensure smooth execution from approval to closing.
- Manage an assigned portfolio of commercial mortgage clients, ensuring ongoing performance, compliance, and risk monitoring.
- Conduct property visits, annual reviews, and covenant tracking to maintain portfolio quality and identify emerging risks.
- Maintain strong referral and client relationships through consistent communication, responsiveness, and professional service delivery.
This role requires strong experience in commercial mortgage lending or commercial banking, along with proven ability to source, structure, and manage complex real estate financing transactions. You should be comfortable working in a territory-based, relationship-driven environment with both autonomy and accountability.
- 5+ years of experience in commercial lending, mortgage finance, credit underwriting, or related financial services roles.
- Proven track record in originating, structuring, and closing commercial mortgage or real estate finance transactions.
- Strong understanding of credit analysis, financial statements, property valuation, and commercial lending documentation.
- Knowledge of Canadian commercial real estate markets and lending regulations, particularly in Ontario and the GTA, is highly valuable.
- Ability to build and maintain referral networks and convert opportunities into funded deals.
- Strong analytical and credit judgment skills with a disciplined approach to risk assessment.
- Excellent communication and negotiation skills, with the ability to explain complex financing structures clearly.
- Highly organized and able to manage multiple deals, deadlines, and portfolio responsibilities simultaneously.
- Proficiency in Microsoft Office tools and familiarity with CRM or lending systems.
- Willingness to travel within the assigned territory to support client and partner relationships.
