Job Title: Porter (HOA/Condominium Community)

Department: Onsite Maintenance Staff

Reports To: Community Association Manager

Position Overview

The Porter is responsible for maintaining the cleanliness, appearance, and overall condition of the common areas within the homeowners' association (HOA) or condominium community. This position supports the maintenance team by performing routine cleaning, light maintenance, and property upkeep to ensure a safe, clean, and welcoming environment for residents, guests, and vendors.

Key Responsibilities

  • Maintain the cleanliness and appearance of all interior and exterior common areas, including lobbies, hallways, elevators, stairwells, clubhouses, fitness centers, restrooms, pool decks, mailrooms, parking areas, sidewalks, and recreational facilities.
  • Pick up litter and debris throughout the property, including landscaped areas, parking lots, sidewalks, and common grounds.
  • Empty trash receptacles and recycling bins throughout the community and dispose of waste properly.
  • Sweep, mop, vacuum, pressure wash, and clean floors, walkways, entrances, and other common areas as needed.
  • Clean windows, glass doors, mirrors, railings, light fixtures, and other common area surfaces.
  • Remove cobwebs, dust, and dirt from ceilings, walls, vents, and fixtures.
  • Assist with maintaining the cleanliness of the pool area, including deck furniture, tables, umbrellas, and surrounding amenities.
  • Restock restroom supplies and other common area consumables as needed.
  • Monitor the property for maintenance concerns, safety hazards, vandalism, graffiti, water leaks, lighting outages, or damaged property and promptly report findings to management.
  • Perform light maintenance tasks such as replacing light bulbs, tightening hardware, painting touch-ups, changing air filters, and minor repairs within the scope of the position.
  • Assist with preparing and cleaning community amenities before and after meetings, events, inspections, and resident functions.
  • Operate cleaning equipment, pressure washers, blowers, vacuums, and other maintenance equipment safely and efficiently.
  • Assist with storm preparation and post-storm cleanup, including removal of debris from common areas.
  • Follow all company safety policies, OSHA regulations, and proper handling procedures for cleaning chemicals and equipment.
  • Maintain inventory of cleaning supplies and notify management when replenishment is needed.
  • Provide courteous and professional customer service when interacting with residents, guests, contractors, and vendors.
  • Perform other duties as assigned by the Community Association Manager or Maintenance Supervisor.

Qualifications

  • High school diploma required
  • Previous experience as a porter, janitor, custodian, groundskeeper, or maintenance assistant preferred.
  • Basic knowledge of cleaning methods, equipment, and safety procedures.
  • Ability to perform light maintenance tasks safely and effectively.
  • Ability to work independently with minimal supervision.
  • Strong attention to detail and commitment to maintaining high community standards.
  • Ability to lift up to 50 pounds and perform frequent walking, standing, bending, kneeling, climbing stairs, and repetitive physical tasks.
  • Reliable, punctual, and professional in appearance and conduct.
  • Basic communication skills in English; bilingual (English/Spanish) is a plus.
  • Valid driver's license preferred.

Work Environment

  • Work is performed both indoors and outdoors in varying weather conditions, including heat, rain, and humidity.
  • Position requires frequent physical activity, including walking throughout the property, lifting, bending, reaching, climbing stairs, and operating cleaning and maintenance equipment.
  • May require occasional evenings, weekends, holidays, or emergency response based on community needs.
  • Use of personal protective equipment (PPE), cleaning chemicals, power equipment, and maintenance tools is required.

2 Shifts , 2 positions open

Tuesday to Saturday 8am to 4pm
Sunday to Thursday 8am to 4pm
