Position Overview
The Maintenance Technician is responsible for performing routine maintenance, repairs,
and inspections throughout the community to ensure common areas, building systems,
and amenities are safe, clean, and well maintained. This position supports the overall
appearance and functionality of the property while providing excellent customer service to
residents.
Key Responsibilities
Perform routine maintenance and repairs to common areas, buildings, amenities,
and community equipment.
Conduct regular inspections of the property to identify maintenance needs, safety
hazards, or code compliance issues.
Complete work orders in a timely, efficient, and professional manner.
Perform preventative maintenance on community facilities, including lighting,
plumbing, electrical, HVAC, irrigation, and mechanical systems as assigned.
Maintain the cleanliness and appearance of common areas, walkways, parking
areas, recreational facilities, and other community amenities.
Assist with pool area inspections and report maintenance or safety concerns.
Respond promptly to maintenance emergencies and after-hours calls when
required.
Operate and maintain maintenance tools and equipment in a safe manner.
Maintain inventory of maintenance supplies and notify management when
materials need replenishment.
Communicate professionally with residents, vendors, and management regarding
maintenance requests and project updates.
Document completed work, inspections, and maintenance issues and report
findings to management.
Follow all OSHA safety standards, company policies, and community rules.
Qualifications
High school diploma or equivalent preferred.
Minimum of one (1) year of general maintenance experience preferred, preferably in
a homeowner’s association (HOA), condominium, apartment, or commercial
property environment.
Basic knowledge of plumbing, electrical, carpentry, painting, drywall repair, and
general building maintenance.
Ability to safely operate hand tools, power tools, and maintenance equipment.
Strong problem-solving and troubleshooting skills.
Excellent communication and customer service skills.
Valid driver's license and reliable transportation may be required.
Ability to work independently and as part of a team.
Physical Requirements
Ability to stand, walk, bend, climb, kneel, and reach for extended periods.
Ability to lift and carry up to 50 pounds regularly.
Ability to work indoors and outdoors in varying weather conditions, including heat,
humidity, rain, and cold.
Ability to safely use ladders and perform work at moderate heights.
Ability to respond to emergency maintenance situations as needed, including
occasional evenings, weekends, and holidays.
M-F 7:30AM to 4:00PM - on-call schedule
