Job: HVAC Technician
Job description: An HVAC Technician is responsible for the installation, diagnosis, repair, maintenance, and replacement of heating, ventilation, air conditioning, and refrigeration systems throughout our multifamily apartment communities. This role also supports general maintenance needs, helping ensure residents receive prompt, professional service while maintaining a safe, clean, and attractive property.

Essential Duties and Responsibilities:
HVAC technician duties and responsibilities may include but are not limited to:
- Diagnose, repair, and maintain residential HVAC equipment, including furnaces, air conditioners, heat pumps, mini-splits, PTACs, and boilers.
- Perform preventative maintenance, including seasonal inspections, filter and belt replacement, coil cleaning, and testing of safety controls.
- Recover and recharge refrigerant in accordance with EPA regulations, and troubleshoot electrical, mechanical, and control system issues.
- Replace HVAC components such as motors, capacitors, contactors, compressors, blower assemblies, and thermostats.
- Routine work orders must be responded to within twenty-four (24) hours and completed within the same time frame, when possible.
- Assist with general maintenance duties, including plumbing, electrical, appliance repair, painting, and carpentry, as needed.
- Monitor security – all vacant units, outside doors of the clubhouse, and other maintenance and/or common facilities and amenities. Ensure doors are locked. General property safety and security and accident prevention, including key control.
- Maintain a professional demeanor with residents.
- Communicate regularly with the Maintenance Supervisor or Community Manager regarding issues and recommendations for property improvements.
- Follow all OSHA guidelines and safety procedures, wearing safety equipment at all times.
- Must have the ability to work weekends when necessary and participate in an on-call rotation.
- Must have a valid driver’s license and reliable personal transportation.
Qualifications:
An HVAC Technician shall have the following skills, education, and experience:
- High school education or GED.
- Minimum of 3 years’ HVAC experience (multi-family strongly preferred).
- EPA Section 608 Certification (Universal preferred)
- Valid Driver’s License.
- Working knowledge of plumbing, electrical systems, HVAC systems, appliance repair, pools and spas, carpentry, and general construction.
- Neat, clean, and professional appearance; maintain a professional attitude and work habits in dealing with the staff, vendors, and the public.
- Physical demands include, but are not limited to lifting, carrying climbing, stepping, kneeling, working outdoors, overtime and weekend on call rotation.
