Job Title: Janitor (HOA/Condominium Community)

Department: Onsite Maintenance Staff

Report to: Community Association Manager

Revision Date: June 25, 2026

Position Overview:


The Janitor is responsible for maintaining the cleanliness, safety, and appearance of all common areas within the homeowner’s association (HOA) or condominium community. This position helps ensure a clean, welcoming, and well-maintained environment for residents and visitors.

Key Responsibilities:

  • Clean and sanitize interior and exterior common areas, including lobbies, fountains, hallways, elevators, clubhouses, fitness centers, restrooms, pool areas, stairs, landings, access area, security cameras and equipment.
  • Sweep, mop, vacuum, dust, and polish floors and surfaces.
  • Empty trash and recycling containers and dispose of waste properly.
  • Clean windows, glass doors, mirrors, and other fixtures.
  • Maintain outdoor common areas by removing litter and keeping walkways, entrances, and recreational areas clean.
  • Restock restroom and cleaning supplies as needed.
  • Report maintenance issues, safety hazards, vandalism, or damage to management promptly.
  • Assist with setting up and cleaning up community events, as requested.
  • Operate and maintain cleaning equipment safely and efficiently.
  • Follow all safety procedures and use cleaning chemicals according to manufacturer guidelines.
  • Perform other duties as assigned by the Property Manager or Maintenance Supervisor.

  • Other duties as assigned

Qualifications:

  • High school diploma or equivalent preferred.
  • CPO (Certified Pool Operator) certification required. The employee will be responsible for testing, monitoring, and balancing pool chemicals in accordance with company policies, applicable laws, and safety regulations.
  • Previous janitorial or custodial experience is preferred.
  • Ability to work independently with minimal supervision.
  • Strong attention to detail and commitment to cleanliness.
  • Ability to lift up to 50 pounds and perform physical tasks including standing, walking, bending, and climbing stairs.
  • Reliable, punctual, and professional in appearance and conduct.
  • Basic communication skills in English (bilingual is a plus).

Work Environment:

  • Indoor and outdoor work in various weather conditions.
  • May require occasional evenings, weekends, or holidays based on community needs.
  • Use of cleaning equipment, chemicals, and personal protective equipment (PPE) as required.
