Job Description
The Maintenance Technician assists the Maintenance Supervisor with the overall maintenance and physical appearance of the property, and with keeping the corporate office informed on the status of the property.
Responsibilities: This is not an exhaustive list as other duties may be assigned to meet business needs.
• Complete open work orders adhering to company policy
• Maintain proper records regarding preventive maintenance, service request, and inventories.
• Perform scheduled Maintenance on all equipment based on manufacturers recommendations.
• Maintain Current Knowledge regarding contracts and suppliers and their goods and services.
• Maintain Knowledge about water and gas shut offs, all building section cut-offs, building sewer clean outs and water cut offs.
• Assist in maintaining pool and deck area clean and safe
• Assist in keeping grounds trash and debris free
• Inspect units, buildings and common areas on a routine basis and perform necessary repairs.
• Maintain inventory in an organized manner
• Participate in 24hour emergency maintenance service.
• Perform Make-readies on vacant units for future move-ins, utilizing unit checklist
• Wear Protective Gear as necessary
• Follow all organization’s policies, practices, and procedures
• Participate in proactive team efforts to achieve departmental and company goals.
• Perform special projects and other duties as assigned.
• Complete all information on the service request, time begin, end and sign.
• Always provide professional customer service dealing with Residents, Co-Workers, and Vendors.
• Report all lease violations and incidents in a timely manner
Qualifications:
• HVAC Certification preferred but not necessary.
• Experience in general maintenance, electrical, plumbing and carpentry repairs.
• Ability to work rotating weekends - approximately two weekends (Saturday and Sunday) per month on an emergency/on call basis.
• Ability to read and interpret documents such as safety rules, operating, and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of residents or employees.
• Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.
• Ability to define problems, collect data establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables
• Basic personal computer skills
• Ability to handle multiple tasks simultaneously
• Ability to handle a rigorous schedule of deadlines.

• Frequently lifts and carries up to 45 lbs.
• Occasionally lifts and carries up to 80 lbs.
• Push and / or pulls up to 200 lbs. with a dolly (i.e. appliances, AC unit, water heater)
• Frequently bends/stoops, climbs stairs, kneels, balances, reaches above shoulder height, walks, and twists.
• Has normal range of vision, hearing, and speech.
• Moves objects from one floor to another.
Starting pay $25 per hour plus monthly bonus.
