Entrada Partners is a private commercial real estate investment firm focused on multi-tenant shallow bay flex industrial assets across Texas and Georgia. The firm currently owns and operates approximately 4.7 million SF across 56 properties with more than 700 tenants in DFW, San Antonio, Houston, Austin, and Atlanta. Properties are managed in-house by Entrada Partners Management, and tenant improvement and capital work is executed by the firm's affiliated GC, Forge Constructors. The Asset Management team sits at the center of investment performance, leading business plan execution, leasing strategy, capital decisions, and disposition timing across the portfolio.
About the role
The Senior Asset Manager owns a portfolio two high rise office buildings in San Antonio as well as a portfolio of shallow bay flex industrial assets and is fully accountable for performance — NOI growth, leasing velocity, capital deployment, and value creation through hold and at exit. The role partners closely with Property Management, Construction Management, Acquisitions, Accounting, and Investor Relations to drive each asset's business plan from acquisition through disposition. This is a senior, hands-on role for someone who can think like an owner.
This role is based either in Entrada's San Antonio or Dallas office. The position is in-office Monday through Thursday with the option to work from home on Fridays. There will be periodic travel within Texas and to Atlanta, Georgia for property tours, broker meetings, and diligence.
What you'll do
- Own the business plan and financial performance for an assigned portfolio of office and shallow bay flex industrial assets.
- Lead leasing strategy — set asking rates, evaluate LOIs, negotiate deal economics with brokers and tenants, and approve TI scope and budgets in coordination with Forge.
- Drive NOI growth through rent roll optimization, expense management, recoveries, and capital project sequencing.
- Oversee the annual budget process for each property, review monthly variance reporting, and present quarterly performance updates to firm leadership.
- Underwrite hold/sell decisions, lease vs. re-lease analyses, and capital allocation tradeoffs; build and maintain asset-level models in Excel.
- Manage broker relationships in each submarket; lead leasing calls and ensure listings, marketing materials, and rate sheets reflect current strategy.
- Partner with Property Management on operational issues, tenant retention, expense controls, and capital project execution.
- Coordinate with Construction Management on TI and capex scope, schedule, and budget.
- Support Acquisitions on diligence for new deals in the coverage markets, including market data, comps, and operational underwriting assumptions.
- Contribute to Investor Relations deliverables — quarterly reports, fund updates, and ad-hoc asset-level requests.
- Lead disposition execution when an asset reaches its hold target: broker selection, marketing strategy, buyer diligence, and closing coordination.
- Mentor and develop Analysts and Associates on the Asset Management team.
Qualifications
- 7+ years of commercial real estate experience, with at least 4 years in asset management on the principal/owner side. Office experience required and Industrial or flex experience strongly preferred.
- Bachelor's degree required; finance, real estate, accounting, or related field preferred. MBA, CFA, or CCIM a plus but not required.
- Strong financial modeling skills — fluent in Excel and Argus.
- Working knowledge of Yardi Voyager (or equivalent) and the ability to navigate property accounting reports — T12s, budgets, variance analyses, rent rolls, and aged receivables.
- Direct experience negotiating commercial leases, including renewals, new deals, and expansions.
- Track record of partnering effectively with property management, construction, and accounting teams to execute business plans.
- Strong written and verbal communication — able to translate property-level detail into clear, concise updates for IC, owners, and investors.
- Self-directed, organized, and comfortable owning outcomes across a multi-property portfolio. Comfortable getting in the field — site walks, broker tours, and tenant meetings are part of the job.
