About This Position
The Analyst supports both transaction execution and portfolio-level asset analysis across Crown Realty Partners’ real estate platform. This role is designed for a candidate with strong financial and real estate fundamentals who is interested in both evaluating new investment opportunities and analyzing the performance of existing assets. The Analyst will contribute to acquisitions, underwriting, due diligence, financing and disposition analysis, and ongoing asset management initiatives. The position requires strong modeling ability, careful judgment, and the capacity to move between transaction work and recurring portfolio analysis with consistency and precision.
Responsibilities
- Analyze prospective acquisitions, developments, redevelopments, financings, and dispositions across property types.
- Build and maintain ARGUS Enterprise and Excel models to assess cash flow, returns, valuation, sensitivities, and downside scenarios.
- Support underwriting, market research, due diligence, and preparation of business cases and approval materials.
- Track active transactions, pipeline opportunities, and key deal metrics across the investment process.
- Review leases, rent rolls, operating statements, appraisals, financing terms, and third-party reports to assess risk and value.
- Assist with transaction execution, including due diligence coordination and closing support.
- Support annual budgeting, forecasting, capital planning, and business plan updates for existing assets.
- Play an integral part in the annual appraisal process by liaising with external appraisers, providing pertinent information when required, and reviewing draft appraisals and corresponding valuation model’s
- Monitor asset and portfolio performance against underwriting and business plans, and identify material variances, risks, and opportunities.
- Prepare analyses related to leasing, capital spending, financing, hold-sell decisions, and other value creation initiatives.
- Assist with internal management, lender, investor, and other stakeholder reporting for both active transactions and existing assets.
- Work with investment, asset management, leasing, and property management teams to support informed asset-level and portfolio decisions.
Education & Experience Requirements
- Bachelor’s degree in business, economics, finance, real estate, or a related field.
- CFA, CPA, MBA, or other relevant professional designation considered a strong asset.
- 1 to 3 years of relevant professional experience in real estate private equity, acquisitions, asset management, valuations, lending, real estate investment sales, or a related field.
- Direct experience with ARGUS Enterprise is required.
- Demonstrated financial modeling experience, including cash flow forecasting, return analysis, and scenario testing.
- Strong understanding of financial analysis concepts including IRR, EM, NPV, sensitivity analysis, and downside risk assessment.
- Proven ability to translate complex data into clear, compelling, and decision-oriented insights.
- Experience supporting underwriting, due diligence, market research, or transaction execution is strongly preferred.
- Ability to review and interpret leases, rent rolls, operating statements, appraisals, and third-party reports in an investment context.
- Advanced proficiency in Microsoft Excel and PowerPoint.
- Ability to manage multiple priorities and deliver high-quality work under tight timelines.
- Strong written communication skills and the ability to present analysis clearly and concisely.
