POSITION SUMMARY:
The Development Coordinator will bring capacity and expertise to advance projects between initial site control and project stabilization. This role is integral to the successful delivery of new developments and achieving company goals. This position is highly collaborative and process-oriented connecting internal departments and external stakeholders. The Coordinator will report to and assist Managing Directors of Development in most aspects of project management through the development life cycle.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:
The Development Coordinator will direct due diligence providers, secure entitlements and municipal support, assist with procuring capital resources, support closings, make capital calls, and more specifically, the following:
Pre-Development:
- Evaluate zoning requirements, make applications and coordinate with professionals and consultants as needed.
- Perform local market analysis to confirm rents, other income, demand, unit mix, and utility allowances.
- Order and evaluate customary due diligence: market studies, environmental reports, appraisal, Geotech, survey, title, energy consumption models etc.
- Review and summarize State QAPs and Financing Guidelines, create scoring and site/project feasibility analysis, Prepare financing applications: LIHTC, gap, TIF etc.
- Work directly with project consultants, partners, and funders, as appropriate, to maintain alignment, support reporting and compliance requirements, and advance projects through key milestones.
- Work directly with third-party design team to perform site feasibility, entitlements and utility access while collaborating with Construction Manager.
- Perform site visits and attend public meetings from time to time.
Development and Closing:
- Prepare LOI solicitations for equity and debt.
- Respond to financing partners, due diligence providers and agencies requests for project information.
- Third-party engagements are procured by the Managing Director and Coordinator will oversee engaged scope of work and sync with development accounting for record keeping and agreement management.
- Support closing across all functions by organizing documentation, tracking conditions, and coordinating across legal, finance, and project teams.
- Support Director of Planning and Design in obtaining construction documents and building permits.
- Update and record project information.
Construction Monitoring and Support:
- Interact with Construction Manager to monitor performance related to schedule, budget and workforce requirements.
- Collaborate with Construction Manager for development related reporting items and funding conditions, including: architects, engineers, general contractors, surveyors and green/energy consultants.
- Follow-up on action items for owner/developer during construction.
Post-Construction and Stabilization:
- Liaison with Asset Management and property management companies during initial lease-up to confirm occupancy requirements are documented and monitor progress.
- Facilitate bidding, procurement and installation for Furniture, Fixtures, and Equipment (FF&E) to ensure amenities (common areas, offices, gyms and clubhouses) are outfitted for project requirements and within budget.
- Ensure that capital calls are made as soon as allowed and that all conditions are satisfied and documented.
- Support conversion to permanent financing by ensuring conditions are achieved, due diligence is provided and financial performance and adjuster projections are coordinated between property management, asset management, lenders and investors.
- Complete and submit Placed and Service and 8609 applications to state agencies.
MINIMUM SKILLS AND ABILITIES
- Experience: 2-4 years of multi-family real estate development; direct experience with Low Income Housing Tax Credit or affordable housing projects is strongly preferred.
- Advanced proficiency: Microsoft Office Suite, AI workflow and AI document integration.
- Demonstrated ability to manage multiple projects simultaneously and to multitask independently.
- Highly detail oriented, excellent written and verbal communication and possess strong cross-functional relationship-building skills.
- Continual improvement and problem-solving mindset.
WORK LOCATION AND EXPECTATIONS
- This position is fulltime and based in Louisville, KY. Work is expected to be performed primarily at the company office with some flexibility for hybrid hours.
- Prolonged periods sitting at a desk and working on a computer.
- Must be able to lift up to 25 pounds at times.
- Travel is required.
