We are seeking an experienced Regional Property Manager to lead and elevate a portfolio in the Louisville, KY region, see below for list of communities within the region.
The Opportunity: As Regional Property Manager, you will provide strategic and operational leadership to a portfolio of six multifamily communities to start plus more as we grow and as our new regional is capable. You’ll oversee property performance, develop and mentor site leaders, and partner closely with senior leadership to drive revenue growth, operational efficiency, and resident satisfaction.
What You’ll Do

    Lead, coach, and develop Property Managers and site teamsConduct regular property and unit walks to evaluate curb appeal, conditions, and opportunitiesExecute move-in and renewal file auditsEnsure strong marketing execution and compliance across all sitesDrive occupancy, renewal capture, and rental rate performanceMonitor collections, bad debt, and adherence to Monarch policiesOversee physical inspections, safety standards, and capital needsEnsure all required site meetings, training, and certifications are completedReview weekly, monthly, quarterly, and annual financial and operational reportsImplement strategic initiatives to increase income, reduce expenses, and grow NOIAddress escalated resident concerns and potential legal mattersPartner with Regional and Asset Management leadership on portfolio strategy
Who Thrives Here

    5+ years of multifamily housing in a Property Manager role or higher1+ years experience managing multiple sitesExperience leading 20+ employees across multiple communitiesProven success driving portfolio financial performanceStrong leadership style rooted in coaching, accountability, and servant leadershipSolid understanding of budgeting, financial statements, and portfolio operationsExperience with property management software (Yardi preferred)Working knowledge of Fair Housing, local/state/federal regulations, and market conditionsComfortable overseeing maintenance operations, capital planning, and rehab projects
Compensation & Benefits

    $95,000 to $105,000 Base PayUp to $12,000 annual bonus potential Profit Interest eligibility after 1 year for star performers401(k) with up to 3% company matchBlue Cross Blue Shield medical insurance, $45/month for employeeVision, dental, and life insurancePaid Time Off:
      Year 1: 80 hours, 2–4yrs: 120 hours, 5+yrs: 160 hours
