About the Role

Northlake Senior Apartments is seeking an experienced, compassionate, and motivated Resident Manager to oversee the daily operations of our senior apartment community. This position is responsible for maintaining property performance, ensuring resident satisfaction, and supporting a positive living environment for our residents.

The Resident Manager will oversee leasing, rent collection, resident relations, staff supervision, and day-to-day property operations while working closely with the maintenance team to ensure the community remains safe, clean, and well maintained. The ideal candidate is organized, customer-focused, and committed to providing exceptional service to senior residents.

Responsibilities

Property Operations & Financial Management

  • Maintain high occupancy levels and maximize rental income.
  • Collect rent and manage delinquency processes in accordance with company policies.
  • Handle NSF checks, payment agreements, evictions (when necessary), and bad debt collections.
  • Prepare and submit financial, occupancy, and delinquency reports.
  • Exercise sound judgment regarding operational and financial decisions.
  • Monitor budgets and control operating expenses.

Resident Relations

  • Provide professional, respectful, and courteous customer service to residents, families, and prospective residents.
  • Build positive relationships with senior residents while addressing concerns promptly and effectively.
  • Conduct move-in and move-out inspections.
  • Coordinate security deposit refunds and applicable forfeitures.
  • Ensure apartments are move-in ready according to company standards.
  • Plan and support resident activities and community engagement opportunities.
  • Foster a welcoming, safe, and inclusive community environment.

Team Leadership

  • Supervise, train, and support onsite office staff.
  • Collaborate closely with the Maintenance Supervisor to prioritize work orders, unit turns, and preventive maintenance.
  • Foster a positive, professional, and team-oriented work environment.
  • Provide assistance to other company properties when needed.

Maintenance & Compliance

  • Monitor overall property appearance and maintenance standards.
  • Ensure timely completion of maintenance requests and apartment turnovers.
  • Maintain compliance with Fair Housing regulations, safety standards, and company policies.
  • Keep accurate resident files, operational records, and required documentation.
  • Ensure compliance with applicable affordable housing or senior housing program requirements, if applicable.

Administrative Duties

  • Manage petty cash, invoices, and reimbursements.
  • Utilize property management software to maintain resident records and generate reports.
  • Perform additional administrative and operational duties as assigned.

Qualifications

Required

  • High school diploma or equivalent.
  • Valid driver's license and reliable transportation.
  • Two to four years of apartment or property management experience.
  • Previous supervisory or team leadership experience.
  • Ability to travel between company properties, if needed.

Preferred

  • Experience managing affordable housing, senior housing, Tax Credit (LIHTC), HUD, or other regulated housing programs is preferred.
  • Bilingual skills are a plus.

Skills

  • Leadership, decision-making, and problem-solving skills.
  • Proficiency with computers, Microsoft Office, and property management software.
  • Ability to work independently while maintaining a high level of professionalism and confidentiality.
