Job Title: Property Manager
Reports To: Regional Property Manager
About:
The Property Manager Position requirements include Class A multifamily property management experience, proficiency in Yardi (or similar management CRM), and an active state brokerage license. This is a strategic and hands-on leadership role offering the opportunity to work closely with ownership on revenue strategy and operational execution, with eligibility for performance incentives & long-term career advancement.
Job Overview:
The Property Manager reports directly to the Regional Property Manager and is responsible for the successful lease-up, stabilization and ongoing operational excellence of a new Class A multifamily asset. This role oversees all aspects of property operations including leasing performance, financial management, resident relations, team leadership, compliance, marketing and asset preservation.
The Property Manager ensures the property delivers an exceptional resident experience consistent with Cross Street Class A standards and maintains strong performance aligned with ownership’s specific asset goals.
Primary Responsibilities:
Financial Reporting & Operational Oversight:
- Create, manage, and report on property financials (monthly variance analysis, annual budget preparation, etc.) and property operations (leasing updates, resident feedback, building events, etc.).
- Practical understanding of operating expenses and revenue management strategies with the ability to articulate their impact on NOI.
- Participate and lead recurring meetings with ownership.
- Work closely with management & ownership to implement new revenue strategies and participate in ad-hoc projects as appropriate.
- Ensure compliance with Management Agreement.
Leadership & Team Management:
- Manage an onsite team as designated, which may include but are not limited to: Assistant Property Managers, Building Engineers, Janitors, and Service Technicians.
- Ability to recruit, train, and retain staff.
Resident Relations:
- Work closely with the leasing team to manage lease execution workflow and communicate with future residents to facilitate best in class move-in coordination.
- Serve as a point of contact for residents regarding lease renewals, general communication/complaints, lease questions, and collections.
- Process, update, and maintain detailed resident information in CRM (Yardi/RentCafé)
- Create and coordinate resident events, newsletters, and community notifications.
Facilities Management:
- Regularly inspect property and units and coordinate repairs, inspections, and certificates as needed.
- Work with the maintenance team on scheduling & assessing work orders, collect and document vendor updates, and facilitate new bids from contractors.
- Maintain organized documentation of all mechanical equipment (make, model, serial numbers) along with a detailed preventative maintenance log with notes on historical maintenance issues & associated repair costs.
Qualifications:
- Proven lease-up & revenue management experience with large, new construction multifamily assets (200+ units) highly preferred.
- Quantifiable track record of driving absorption, managing marketing strategy, and achieving leasing targets.
- Exceptional organizational skills with a strong attention to detail.
- Demonstrated leadership in building, managing, and motivating high-performing onsite teams (leasing, maintenance, assistant managers, etc.).
- Strong command of multifamily financials, including budgeting, forecasting, P&L management, and NOI optimization.
- Proficient in property management systems (preferably Yardi) and Microsoft Excel.
- Familiarity with technical building systems.
- Strategic thinker with sound judgment and independent decision-making ability aligned with ownership objectives.
- Experience with compliance & reporting on affordable units (ARO, IHO, HUD etc.)
- Bachelor’s degree in Business Administration, Real Estate, or related field preferred; CAM, CPM, or ARM designation a plus.
- Ability to access emails on weekends and be available to resolve time-sensitive issues outside of normal business hours as needed.
- Active real estate broker license as applicable.
