Job Description

Position Summary:

The Building Systems Technician is responsible for maintaining the overall functionality, safety, and cleanliness of buildings, equipment, and systems within the organization. This includes performing routine inspections, responding to maintenance requests, conducting repairs, and supporting facility improvement projects. The ideal candidate has a strong mechanical aptitude, hands-on experience in building maintenance, and a commitment to workplace safety.

Duties and Responsibilities:

· Inspect, troubleshoot, repair, and maintain HVAC systems, including rooftop units and controls.

· Regular filter changes on all HVAC systems. Keep all documentation up to date and in compliance with food safety standards.

· Operate and maintain ammonia refrigeration systems in accordance with applicable safety standards and regulations.

· Perform routine maintenance and inspections on boilers and related steam or hot water systems.

· Service and maintain compressed air systems, ensuring optimal performance and uptime.

· Conduct repairs and installations related to plumbing systems, including water lines, drainage, and fixtures.

· Perform light electrical work, such as replacing switches, outlets, lighting, and low-voltage wiring.

· Complete preventive maintenance (PM) schedules and keep detailed service records.

· Monitor and respond to building automation systems and alarms.

· Maintain a safe, clean, and organized work environment.

· Ensure compliance with all company policies, procedures, and safety regulations.

· Support special projects, renovations, and equipment upgrades as needed.

· General repairs of the manufacturing facilities, temporary or permanent, as required.

· Respond promptly to maintenance service requests and emergencies.

· Conduct regular inspections of the premises to identify and resolve issues proactively.

· Maintain building systems, including fire alarms, security systems, and access control.

· Maintain records of maintenance activities, repairs, and inspections.

· Ensure compliance with health and safety regulations and company standards.

· Work with vendors and contractors for specialized repairs or installations.

· Support energy efficiency and sustainability initiatives.

Skills, Experience, and Qualifications:

· Strong knowledge of building systems and maintenance procedures.

· Ability to read and interpret technical manuals, blueprints, and schematics.

· Basic knowledge of safety regulations and best practices (OSHA, etc.).

· Effective communication and problem-solving skills.

· Ability to work independently and as part of a team.

· Physically able to perform tasks including lifting (up to 50 lbs), climbing ladders, and standing for long periods.

· Basic computer skills (CMMS, email, spreadsheets).

· Working knowledge of HVAC systems, ammonia refrigeration, boilers, air compressors, plumbing, and electrical systems.

· Ammonia refrigeration experience and/or RETA certification strongly preferred.

· EPA Universal Certification for refrigerants preferred.

· Boiler Operator Certification, or the ability to obtain one within reasonable time.

· High school diploma or equivalent; technical or vocational training preferred.

· 3+ years of experience in facilities maintenance or related trade (e.g., electrical, HVAC, plumbing).

Physical Environments:

· Industrial or commercial facility environment.

· On-call availability may be required for after-hours emergencies.

· Exposure to varying temperatures, noise, dust, and chemicals.

· Use of hand and power tools required.

· May require use of PPE, including respirators, gloves, and protective eyewear.

Schedule

· Full-time position; may require evenings, weekends, and on-call rotations depending on business needs.
