About the role

  • The Roving Porter is responsible for helping maintain the cleanliness, appearance, and overall condition of multiple apartment communities within our portfolio. This is a hands-on, mobile position focused primarily on janitorial services, property cleanliness, and general upkeep rather than maintenance repairs.
  • The Roving Porter will travel between assigned properties and work closely with Property Managers, Regional Managers, and the Maintenance team to ensure our communities are clean, safe, and well maintained. An important part of this role is proactively identifying and reporting maintenance, safety, or property concerns before they become larger issues.

Responsibilities

  • Maintain the cleanliness and appearance of assigned apartment communities.
  • Clean building entrances, walkways, stairwells, breezeways, courtyards, and other common areas.
  • Pick up litter and debris throughout parking lots, sidewalks, landscaped areas, and common grounds.
  • Maintain trash and recycling areas, including cleaning around dumpsters and trash enclosures.
  • Clean laundry rooms and other shared resident areas, including wiping surfaces and mopping floors as needed.
  • Remove cobwebs and clean windows, doors, railings, and other common-area surfaces.
  • Assist with keeping vacant units and surrounding areas clean and presentable when requested.
  • Proactively inspect properties while completing daily duties and immediately report maintenance needs, safety hazards, leaks, damage, lighting issues, plumbing concerns, or other property deficiencies to the appropriate team member.
  • Take ownership of identifying concerns rather than waiting for residents or management to report them.
  • Complete assigned property visits and cleaning tasks according to the established schedule.
  • Take before-and-after photos or provide updates when requested.
  • Maintain cleaning supplies and equipment and notify management when additional materials are needed.
  • Assist with other general property upkeep and porter duties as assigned.
  • Travel between multiple properties throughout the workday.

  • Good time-management skills and ability to complete assigned properties within scheduled timeframes.
  • Ability to follow cleaning procedures, property-specific instructions, and safety guidelines.
  • Comfortable working outdoors and performing physical tasks throughout the workday.
  • Ability to communicate professionally with residents, coworkers, and management.
  • Must have reliable transportation and the ability to travel between assigned properties.
  • Ability to safely lift, carry, push, or pull cleaning supplies and equipment and perform tasks that require standing, walking, bending, reaching, and climbing stairs.

Education and/or experience

  • Previous experience in janitorial services, apartment/community porter work, housekeeping, commercial cleaning, property upkeep, or a similar position preferred.
  • Experience working at apartment communities or other multifamily properties is a plus but not required.
  • Basic knowledge of cleaning products, equipment, and proper cleaning procedures preferred.
  • Basic familiarity with common property maintenance concerns and the ability to recognize when something requires attention is preferred.
  • Valid driver's license, reliable transportation, and an acceptable driving record may be required due to regular travel between properties.
  • A strong work ethic, reliability, attention to detail, and willingness to take initiative are valued as much as direct industry experience.
