Job Title : Maintenance Assistant
Department : Maintenance & Housekeeping
Reports To : Director of Maintenance & Housekeeping
FLSA Status : Non-Exempt
Summary:
The maintenance man is responsible for keeping all mechanical equipment used in the facility in good repair. He has the responsibility of inspecting floors in all areas, all equipment in use, air conditioning and heating equipment, filters, fire alarms, smoke detectors, plumbing fixtures, electrical fixtures, emergency lighting, room walls, ceilings, all room furnishing, screen, windows, door, grounds, vehicles, etc. Installs, maintains, and repairs machinery, equipment, physical structures, and pipe and electrical systems by performing the following duties.
Essential Duties and Responsibilities include the following: (Note: Other duties may be assigned.)
- Visually inspects and tests machinery and equipment.
- Listens for unusual sounds form machines or equipment to detect malfunction and discusses machine operation variations with supervisor to diagnose problem or repair machine.
- Dismantles defective machines and equipment and installs new or repaired parts.
- Cleans and lubricates shafts, bearings, gears, and other parts of machinery.
- Repairs and maintains physical structure of establishment.
- Sets up and operates machine tools such as, lathe, grinder, drill, and milling machine to repair or fabricate machine parts, jigs, fixtures, and tools.
- Operates cutting torch or welding equipment to cut or join metal parts.
- Fabricates and repairs counters, benches, partitions, and other wooden structures.
- Routinely inspects ceiling tiles and replaces as needed.
- Routinely inspects exit overhead and overhead lights and exchanges burned out bulbs.
- Does routine work on facility equipment to include equipment not covered by contract or warranty.
- Repairs holes in walls, fixes locks, and adjusts doors for proper closure.
- Primes and paints walls and door joints as needed.
- Performs any other duties as assigned by supervisor.
- Inspect and clean filters on air conditioners and heaters
- Keep exhaust fan in kitchen clean
- Keep grease cups on equipment closed-up.
- Check and lubricate all motors.
- Check ice makers, and ice machines
- Inspect, clean and lubricate freezer and refrigerators
- Oil ice machine
- Clean condensers on air-conditions and filters
- Repair floors as needed
- Repair furniture as needed and possible
- Check walls for painting, check if ceilings are in good repair
- All room furnishing thoroughly checked, repaired, or replaced as needed
- Inspect all plumbing fixtures and electrical fixtures
- Check the emergency lighting and test monthly
- Screen, removed and replaced after cleaning
- Check laundry washing machines/dryers

Education and/or Experience:
Have a high school diploma or GED equivalent. Have at least 3 years’ experience, preferably in health care setting.
Language Skills:
Must be able to read and understand English and be able to follow oral and written instructions.
Mathematical Skills:
Must have a basic understanding of math and be able to do simple math problems.
Reasoning Ability:
Must be able to work under pressure and handle multi-task functions. Be self-motivated and resourceful.
