Job Description

The Director of Construction plans and directs tasks necessary for all phases of construction and is responsible for controlling the construction budget. Duties include:

Culture of Unity and Ownership

  • Develop a culture of Unity and Ownership with the Construction and Customer Service departments. Setting an example of enthusiasm, hard work, honesty and accountability. This is the most important part of the Director of Construction's job!

Quality

  • Achieving the highest level of quality for each home that is under construction, especially at the NHO stage. Identifying and following up with Project Managers and Superintendents to ensure errors are corrected and action plans are put in place to avoid the same errors on future homes. Ensuring that all houses are built per plan. Checking floorplans, elevations, scopes of work on a regular basis.
  • Taking pride in the small details of every home and coaching the team to deliver every home on time with zero NHO items.
  • Model Home maintenance and ensuring Model Homes always appear in retail condition. (light bulbs, cleanliness, weeding of parking lots, air filters, flood lights, etc.).

Monitor and Meet Construction Deadlines and Goals

  • Planning, organizing, and directing the Project Managers and Superintendents to meet construction deadlines and goals. These goals and deadlines consist of reaching pertinent construction milestones (forms set, foundation pour, structural inspections passed, cabinet installation, QAI OT, QAI with homeowner, QAI, manager deilvery, NHO, and follow up) throughout the construction process in a timely manner. The Construction Director also monitors monthly closings to make sure company goals are met.
  • Ensuring homes are on schedule to finish on time.
  • Weekly review and follow up with Project Managers to ensure that status of each home on the Construction Tracker is 100% updated. Be prepared to report your findings.
  • Using information to determine if Superintendents are on or behind schedule (If behind schedule, help Project Manager and Superintendents to think out-of-the-box to hit contruction deadlines and get back on track).
  • Ensuring the Closing Tracker is updated on a regular basis with dates of completed SPEC NHOs.
  • Following up with Office Assistant to make sure an SO is created based on the SPEC NHO list created.
  • Achieving weekly frame completion goal.

Cycle Times and Scheduling

  • Solidify the importance of progressing construction schedules every day. You will have a goal to reduce cycle times down to 120 calendar days from the start of construction to QAI. (forms set = 0 days; foundation pour = 21 days; frame/structural inspection pass = 60 days; cabinets installed = 90 days; QAI = 120 days). The Construction Director is directly responsible for all QAIs and NHOs to be ready and delivered on time.

Set Closing Schedule

  • Making sure the Project Manager works with the Office Manager and Superintendents to schedule closings by the 15th of each month. Encourage even flow closings.

Survey

  • Achieve Division Customer Service Survey goal. Outstanding Service and Attitude = Great Survey.

Builder of Choice

  • Help Hakes Brothers become the Builder of Choice for our trade contractors. Manage the trades, contractors, and suppliers so they can accomplish their jobs effectively and efficiently. Act as a liaison between trade contractors and Hakes Brothers. Teach the Project Managers and Superintendents to schedule trade contractors properly to avoid dry runs; be firm but fair; be consistent and reliable; instill discipline; give ample lead times; provide proper material to execute job; pay on time; be a good listener and show respect. Follow up with Project Managers to ensure monthly trade contractor meetings are being held. Help understand and resolve issues that trade contractors might have with Construction staff.
  • Take the lead on Annual Contractor Award Ceremonies, as well as contractor barbecues.

Controlling and Reducing Construction Costs

  • Look for ways to help control and reduce construction costs.
  • Coach Superintendents to monitor and control materials delivered to the jobsite to avoid materials from being stolen or damaged; hold trades accountable when sloppy work requires additional effort from other trade contractors; do not pay trade contractors or suppliers until work is 100% complete and has been inspected. Negotiate fair prices for required work above and beyond the scope of work. Responsible for construction overhead budget per house - $500.

Jobsite Cleanliness

  • Take responsibility for maintaining a clean worksite. Remember that Cleanliness = Quality to buyers and trade contractors. All homes should be free of trash, streets free of dirt, the subdivision's common areas clean and tidy, and all homes broom-swept at the end of each day.

Home Start / Plot Plan Approval

  • Weekly review Home Starts and NTP deadlines on the Closing Tracker to ensure homes start on time. Review the Plot Plan Approval process to ensure homes are being released to the Construction team without any errors or delays.

Assist with Model Home Construction

  • Assist with Model Home construction so models are built in a QUICK fashion.

Safety

  • Support the development of occupational safety and health (OSH) policies and programs.
  • Train Superintendents, Project Managers and Subcontractors on safety-related topics.
  • Oversee regular inspections of construction sites.
  • Remedy unsafe practices and processes at construction sites, including implementing and overseeing standardized penalty assessments against non-conforming Subcontractors and Superintendents.
  • Record and investigate incidents to determine causes and assist upper management with worker's compensation claims.
  • Prepare reports of OSH violations and provide statistical information to upper management.

Stormwater Pollution Prevention Plan (SWPPP)

  • Assist the Superintendents and trades to follow SWPPP requirements.
  • Review SWPPP Logs weekly
  • Mentor Project Managers and Superintendents to have logs updated on a weekly basis.

Warranty

  • Ensure that any warranty items left over from NHO or follow-up are complete in a timely manner.

Construction Management Duties

  • Hire and supervise all Construction and Customer Service staff.
  • Manage sick and vacation days; keep track and update time off requests in ADP; ensure appropriate coverage while employee is out to maintain quality, control, and speed of construction.
  • Manage company relationships; cooperate with other departments, including Construction, Sales, Product Development, and Accounting.
  • Build and maintain great working relationships with key members of City and County staff.
  • Establish processes and systems to help achieve and excel business goals and objectives.
  • Provide constructive and timely performance evaluations.
  • Handle discipline and termination of employees in accorance with company protocol.
  • Mentor and encourage Project Managers and Superintendents to do their best and to learn how to solve problems with customers and trades.
  • Weekly meeting with Division President. Create and bring an agenda with the most pressing issues, reporting how the overall Construction and Customer Service teams are doing. Report on team morale, culture, cycle times, surveys, service order times, variances, etc., Manager Performance Reviews, Project Manager and Customer Service bonuses.

Education

  • Required: High School diploma or GED

Experience
