Position Overview

The Facilities Maintenance Technician maintains, troubleshoots, and preserves our facilities, grounds, and equipment in a high-intensity, 24/7 emergency service environment. Operating across 11 stations in Milwaukee, Waukesha, Ozaukee, and Racine counties, this role ensures our stations remain safe, efficient, functional, and well-maintained so emergency teams can operate seamlessly.

Location: Milwaukee, WI (Servicing Milwaukee, Waukesha, Ozaukee, and Racine Counties)

Position Type: Full-Time

Reports To: Facilities Manager

Essential Functions & Impact

General Maintenance & Repairs: Perform daily maintenance activities, routine repairs, and preventive maintenance programs for building systems, including HVAC troubleshooting, basic electrical, plumbing, carpentry, drywall, painting, drain clearing, and trough clearing.

CMMS & Work Order Management: Utilize CMMS software (MaintainX) highly integrated into the daily technician routine for work order tracking, completion, and asset/vendor management, driving reduced TTRs (time to resolution) and maximizing asset life cycle efficiency.

Fire, Life Safety & Compliance: Serve as an active knowledge base and point of reference for fire life safety systems across all stations—including fire sprinkler systems, fire alarm panels, emergency lighting/exit signage, and fire extinguishers. Ensure station facilities, garage areas, and building systems adhere strictly to OSHA standards, health, safety, and environmental regulations. Conduct regular station inspections to identify repair needs, safety hazards, and areas for improvement.

Groundskeeping & Exterior Upkeep: Maintain station exteriors across all seasons—including pressure washing, light landscaping, seasonal snow removal at entrances/walkways, salting, and inspecting powered gates and generators.

Garage & Facility Sanitation: Execute weekly cleaning and deep cleaning of garage areas, vehicle bays, and common spaces.

Equipment, Fleet & Trailer Management: Manage tools, shop spaces, and service vehicles. Safely tow trailers and scissor lifts between station locations, lubricate garage door tracks/rollers, clean dryer vents, and keep fleet, tools, and equipment clean, organized, and properly maintained.

Vendor & Project Support: Assist with facility improvement projects, special events, equipment setups, and external vendor/contractor service visits as directed by leadership.

Emergency Response & Flexibility: Serve as a point of contact for facility maintenance needs during assigned shifts, maintaining flexibility during peak weather demands or emergency response situations.

Core Competencies & Requirements

Education: High School Diploma or GED required; vocational training or Associate degree in technical trades preferred.

Experience: 1–3+ years of hands-on experience in facility maintenance, building trades, or related technical service.

Technical Knowledge: Basic proficiency in general trades (HVAC, electrical, plumbing, basic structural systems). Must be able to use and learn CMMS software (MaintainX), which is highly integrated into the daily technician routine for work order tracking, completion, and asset/vendor management.

Certifications & Licensure: Valid Driver’s License with a clean driving record to travel between station locations and tow equipment trailers. Valid trade license (e.g., HVAC, Electrical, Plumbing) or technical certifications a plus.

Physical Ability & Heights Safety: Capability to lift, push, pull, and carry up to 80–100 lbs safely, stand for long periods, and perform physical labor throughout a full shift. Willingness and ability to work at heights, including climbing ladders, walking on roofs, and operating a scissor lift.

Communication: Effective verbal and written communication skills for interacting with supervisors, team members, and external vendors. Ability to communicate effectively within a CMMS software environment (MaintainX).

Problem-Solving: Proactive mindset with the ability to diagnose, troubleshoot, and resolve complex maintenance issues.

Organization: Strong multitasking and time management abilities to prioritize competing demands independently in a fast-paced environment.
