Assistant Regional Property Manager
Reports To: Regional Property Manager
FLSA Status: Salary Exempt
Summary: The Assistant Regional Property Manager supports the Regional Property Manager in overseeing the property operations of an assigned set of communities, helping to ensure communities are run in an organized and efficient manner in order to meet company standards. Serves as the regional point of contact in the Regional Property Manager’s absence.
DUTIES AND RESPONSIBILITIES:
· Assists the Regional Property Manager in managing regional business processes, including leasing, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, vendor relations, selection and recruitment, and team development.
· Supports the portfolio and individual communities in meeting the established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and helping to develop and implement appropriate action plans to achieve results.
· Gathers, analyzes, and interprets market data to identify emerging trends that may impact the performance of the region; shares findings with the Regional Property Manager and works with District Property Managers and Property Managers to implement market plans that drive occupancy and revenue growth.
· Monitors budgeted capital improvement projects and reports progress to the Regional Property Manager to help ensure projects are completed on time, on budget, and at a high level of quality.
· Supports owner satisfaction and retention by preparing timely, accurate performance reports and assisting the Regional Property Manager in responding quickly and with urgency to client/owner concerns, questions, issues, and requests.
· Conducts routine site and safety inspections to ensure the appearance and physical aspects of the properties meet the Company and owners’ established standards, and reports concerns and capital needs to the Regional Property Manager.
· Assists in evaluating rents and recommends increases at lease renewal and as appropriate for Regional Property Manager approval.
· Participates in hiring, evaluating, training, and terminating employees according to company policies and applicable laws, in coordination with the Regional Property Manager and the Human Resource department.
· Assumes regional responsibilities and decision-making authority as delegated in the Regional Property Manager’s absence.
· Performs other related duties as assigned by management.
SUPERVISORY RESPONSIBILITIES:
· Assists the Regional Property Manager in supervising District Property Managers and Property Managers within the assigned region.
· Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.
· Holds site teams accountable to adherence to all policies and procedures.
· Responsibilities include assisting with interviewing, hiring, and training employees; planning, assigning, and directing work; providing input on performance appraisals; recommending rewards and discipline; addressing complaints and resolving problems.

· Education and/or Experience – Bachelor’s Degree preferred; High School Diploma (or GED or High School Equivalence Certificate) required, 2-4 years of Property Management experience preferred, including supervisory or multi-site experience; or equivalent combination of education and experience.
· Language Skills – Ability to respond to common inquiries or complaints from tenants or members of the business community. Ability to effectively present information to management. Ability to interact clearly and effectively, in both written and oral communication, with supervisor, tenants, staff, vendors, etc.
· Mathematical Skills – Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
· Computer Skills – To perform this job successfully, an individual should be proficient in personal computer skills including electronic mail, record keeping, routine database activity, spreadsheets, etc. This role requires an average knowledge of Microsoft Office, Payroll Systems, and Property Management software.
· Other Skills – Valid driver’s license required. CAM, CAPS, or ARM Designation preferred. Out-of-town or overnight travel required.

PHYSICAL DEMANDS:
While performing the duties of this Job, the employee is regularly required to travel to and from property sites up to 75 percent of the time. The employee is required to be in a stationary position up to 50 percent to perform work on the computer and operate other office productivity machinery, such as a calculator, copy machine, fax machine, and computer printer. The employee must be able to exchange accurate information with tenants and others in the office while interacting. The employee must occasionally lift and/or move up to 25 pounds. The individual must be capable of reviewing their work for errors and make adjustments as necessary.
WORK ENVIRONMENT:
While performing the duties of this Job, the individual is occasionally exposed to moving mechanical parts. The noise level in the work environment is usually low to moderate. The individual frequently works in a controlled climate.
